Thet the petitioner proposes e reclaesificetion of the sbove described property from the R-A, Agricultti3~a1, Zone to the ~t•-39 Multiple Family Residential, Zonea 2. That ihe proposed reclassifi~ation is in conformance with the General Pian as depicted in G eneral Plan Amendment Noe 97. 3. Thet the proposed reclessification of subject property is necessery and/or desirable tor the orderly end pca per development of the community. 4. That tfie pcoposed recleaeification of subject property does properly relate to the zones and their permitted usea locelly establiahed in close proximity to subject property and to the zanes and their permitted uses generally esteb- lished throughout the communlty. 5. That the proposed reclassification of subject property requires the dedication and improvement of abutting streets in accordance with the Circulation Elememt of the General Plan9 due to the anticipated increase in traffic which will be generated by the intensification of land use. TH~t the owners of subject property shall deed to the City of Anaheim a strip of ~ land 45 f eet in width from the centerline of the street along Rio Vista Street and a strip j ° of land 64 feet wide for Hempstead Street as shown on the development pians, for street ! widening purposes. `~; ;•...,.~ 2.
