WHEREAS, the City Plenning Commission of the City of Aneheim did recelve a verified Petition foc Recleseifica- I

SPENCER DAVIS, 6700 Stanton Avenue, Buena Park, California 90620, Agent of certain real property
situated in the Ci~y of Anaheim, County of Orang.e; State of California, described as That portion.'
of the East half of the northeast quarter of the southeast quarter of section 12, Township 4,
South, Range 10 West, in the Rancho San Juan Cajon de Santa Ana, as per map recorded in book 51 I
page 10 of Miscellaneous Maps, in •the office of the county recorder of said county, lying north- (
erly of the north line of the land described in the deed to the State of California, recorded

November 18~ 1968, at 2:00 o'clock P.M. notice of seid pulaAic hearing having been duly given as tequired by
lew and In eccordence with the provisions of the Anaheim Municipel Code, Chepter 18.72, to hear end consider evidence
for and ageinst sold proposed reclassificetion Eutd do investigete and make findings end cecommendations in coaaection
therowith; and
WHGREAS, said Commiscion, eftcr due inspection, investigation, end study made by itself end in its behelf, end
efter due wnsideretion of all rvidaice and reports offered at seid hearing, does find and determine the following fectg:
1. Thet the petitioner proposes e reclaesificetion of the sbove described property from the R-A, Agricultti3~a1,
Zone to the ~t•-39 Multiple Family Residential, Zonea
2. That ihe proposed reclassifi~ation is in conformance with the General Pian as
depicted in G eneral Plan Amendment Noe 97.
3. Thet the proposed reclessification of subject property is necessery and/or desirable tor the orderly end pca
per development of the community.
4. That tfie pcoposed recleaeification of subject property does properly relate to the zones and their permitted
usea locelly establiahed in close proximity to subject property and to the zanes and their permitted uses generally esteb-
lished throughout the communlty.
5. That the proposed reclassification of subject property requires the dedication
and improvement of abutting streets in accordance with the Circulation Elememt of the
General Plan9 due to the anticipated increase in traffic which will be generated by the
intensification of land use.

1. TH~t the owners of subject property shall deed to the City of Anaheim a strip of ~
land 45 f eet in width from the centerline of the street along Rio Vista Street and a strip j

widening purposes.
