Residential Agzicultural, District to the City of Anaheim R-3, Multiple Family Residential,
Zone, request prior to annexation to the City of Anaheim.
2. Tha+. subject ~eclassification was considered in conjunctior. with Geaeral
Plan Amendment No. 110 and Area Development Plan No. 4•5, revised.
3. That although subject petition was advertised for R-3 and C-1 Zones, the
property which was to have been considered for the C-1 Zone was not included in the
legal advertisement; therefore, the aition taken by the Pl~nning Commission was only
for that portion proposed for R-3 Zoning. Furthermore, action on the portion proposed
for C-1 Zoning will be advertised for a punlic hearing on the December 16, i.968, Commission
meeting.
4. That on the advice of the Assist ~t City Attorney, the Commission deems it
advisable to recommend to the City Counci~ that the request of R-3, Multiple Family
Residential, Zone be disapproved on the basis that a lesser zoning could not be approved
due to the fact that the metes and bounds of densities for the property as depicted in
the General Plan Amendment No. 110 were indecisive, and, therefore, any alternate zoning
would have to be requested by the petitioner for further consideration.
5. That the proposed reclassification of subject property is not necessary and/or
desirable for the orderly and proper development of the community.
6. That the proposed reclassification of subject property does not properly relate
to the zones and •their permitted usec locally established in ciose proximity to subject
property and to the zones and their permitted uses generally established throughout the
community.
7. That the proposed r eclassif icztion of subject property, if spproved, requires the
dedication and improvement of abuttir,g streets in accordance with the Circulation Element
of the General Plan, due to the anticipated increase in traffic which will be generated by
the intensification of iand use.
8. That 8 persons appeared representing approximately 75 person~ p.resent in the ~
Council Chamb,x in opposition; and that petitions and letters signed by 138 persons were
received in op~osition.
