1. Th~t the petltioner proposes ~ recl~asific~tion oE the above deacrtbed propecty from the R-A, Agricultural,
and C-1, General Commerciai, Zones.to .the R-3, Multiple Family Residzntial, Zone to permit
the•subdivision of subject pxoperty into three trac.ts containing 50 R-3 lots.
2. That the proposed reclassification is in conformance with the General Plan as
amended in General Plan Amendment No. 111.

5. That the propos•ed reclassification of subject.property requires the dedication
and improvement of abutting and proposed streets in accordance with the Cisculation Element
of the General P1'an, due to the anticipated increase in traffic which will be generated by
the intensification of land uses.
6. That the stub end of Windsor Avenua proposed to extend easterly should be provided
with a modified cul-de-sac in the event the abutting property to the east is developed for
the approved C-1 zoning.

to the City Council of the City of Maheim that subject pe4tion for Reclassification be approved end, by so doing, '
that Title 1&2oning of the Anehetm Municipal Code be emertded to exclude the above deacribed property from the
R-A, Agricultural and C-1, Ge~~al C,~~~.cial, Zone and to incorporate said described property
into the R-3, Multiple Family Residential, Zone, upon the following conditions which are herebyl.
