D ecemb er 2~ 1968~ at 2:00 o'clock P.M. notice of said public headng heving been duly given as required by
l~w and fa accordance with the provialons of the Anaheim Municipel Code, Chepter 18.72, to hear end consider evidence
fot and aQainet said ploposed reclassitIcation ond to inveatigate end meke f(ndinga end recommendations tn connection
therewith; and .
WFIEREAS, said Commisaion, after due inapection, investigetion, and atudy mede by itaelf end in its behalf, end
after due con'ideration of all evidence and ropoda oEEered at said heering, does find end determine the following fecte:
1. Th~t the petitioner propoaea a reclessification oE the ebove described property from the R-A~ Agriculturai~
Zone to the R-3, Multiple-Family Residential, Zone.
2. That the proposed reclassification is in conformance with the General Plan and
land use southerly of subject property.
3. That the pmposed mclessificetion of iubject propedy is necensery and/or deairabl,e tor the ordeily ead pro-
per development of the commuttity. ~
4. T'hat the proposed reclassiHcation of aubject property does properly relate to the zones end their pemitted
usee }ocally estoblished in close proxlmity to eubject property and to the zonea and their permitted uses generally eeteb-
lis6ed throughout the commuaity.
5. That the proposed reclassification of subject property requires the improvement of
abutting streets in accordance with the Circulation Element of the General Plan, due to the
anticipated increase in traffic which will be generated by the intensification of land use.

NOW, THEREFORE, BE IT~RESOLVED thet the Anehetm City Planning~ommIssion does hereby recommend
to the City Council of the City of Anaheim thet subject Petition for Recless;ficatIon be approved end, by so doing,
that Tltle 18-Zoning of the Aneheim Municipel Code be amended to exclude the ebove described property from the
R-A, Agricultural, Zone and to incorporate said described property into the R-3, Multiple
Family Residential, Zone, upon the following conditions which are hereby found to be a nec-
essary prerequisite to the proposed use of subject property in order to oreserve the safety ~
and general welfare of the Citizens of the City of Anaheim.
1. That street improvement plans shall be prepar ed and all engineering requirements of the j

the Cit y i
office ofythenC~yaEngineer;~andnthatiahbondninranpamountnandPformisatisfactorylto thetCity of ~
Anaheim shall be posted with the City to guarantee the installation of said engineering re-
quirements.
2. That the owner of subject property shall pay to the City of Anaheim the sum of $2.00
per front foot along Beach Boulevard, for street lighting pur oses.
3. That the owner of subject property shall pay to the City of Anaheim the sum of 15
fxont foot along Beach Boulevard, for tree planting pur oses. ~ per
4. That trash storag e areas shall be provided in accordance with approved plans on file !
•with the office~of the Director of Public Works.
5. That fire hydrants shall be installed as required and determined to be necessary by the 'I
Chie: of the Fire Department.
6. That a 6-foot masonry wall shall be constructed along the east property line in the s
section not developed for carports.
7. That any air-conditioning facilities proposed shall be properly shielded from view, and ~
the sound shall be buffered from ad,jacent residential homes. ~
8. That parking areas shall be lighted with down-lighting a maximum 6-feet in height and ~
shall be directed away from the property lines to protect the residential integrity of the
area. -
9. That the owner of subject property shall pay to the City of Anaheim the sum of $150.00 ~
per dwelling unit, to be used for park and recreation purposes, said amount to be paid at the
time the Building P~mit is issued, i
10. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied with within a '~
period of 180 days from the date hereof, or such further time as the City Council may grant. ~
11. That Condition Nos. 4, 5, 6, 7, and 8, above m entioned, shall be complied with prior ~
to final building and zoning inspections. `
