5. That the pro~osed reclassification of subject property requires the dedicat=~;i and
improv~nent of abutting streets in accordance with the Circulation Element of the General
Plan, due to tne anticipated increase.in traffic which will be generated by the intensification
of land use:
6. That one person from the apartment building to the north a:;oeared in opposition
to two-story construction, and a letter was received in favor of subject petition.

NOW, TH~REFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby
recommend to the City Council of 'the City of Anaheim that subject Petition for Reclassi-
fication be approved and, by so doing, that Title'1P-Zoning of the Anaheim Municipal Code be
amended to exclude the above described property from the R-A, Agricultural, Zone for '
Parcel "A" and R-3, Multipl rFamily Residential, Zc+ne (deed restricted to one-story apart- ~
ment construction) for Parcel "B", and to incorporate said described property into the R-3,
Multiple-Family Residential, Zone, upon the following conditions which are hereby found to
be a necessary prerequisite to the proposed use of subject property in order to preserve the
' safet and
y general welfare of the Citizens of the City of Anaheim. ~
1. That the owners of subject property shall deed to the ~ity of Anaheim a strip of ~
land 32 f eet in width from the centerline of the street along Loara Street, for street ~
~: widening purposes.
",~d 2. That street improvement plans shall be prepared and all engineering requirements of ;
°4 the City of Anaheim along Loara Street, such as curbs and gutters, sidewalks, street
~ grading and paving, drainage facilities, or other appurtenant work shall be compieted as i
~ required by the City Engineer and in accordance with standard plans and specifications on
file in the office of the City Engineer; and that a bond in an amount and form satisfactory
to the City of Anaheim shall be posted with the City to guarantee the installation of said
- engineering requirements. ~
3. That the petitioner receive consent from the City Council for the removai of deed
restrictions which limit construction to one-story in height, to permit one and two-story
~ construction on Parcel "B".
4. That the owners of subject property shall pay to the City of Anaheim the sum of '
$2.00 per front foot along Loara Street, for street lighting purposes. `
5. That the owners of subject property shall pay to the City of Anaheim the sum of 1~~
per f•'ront foot along Loara Street, for tree planting purposes.
6. That trash storage areas shall be provided in accordance with approved plans on file
with the office of the Director of Public Works.
7. ?hat fire hydrants shall be installed as required and determined to be r,ecessary by
the Chief of the Fire Department.
8. That the owners of subject property shall pay to the City of Anaheim the sum of
$150.00 per dwelling unit, to be used for park and recreation purposes, said amount to be
paid at the time the Building Permit is issued.
9. That a 6-foot masonry wall shall be constructed along the east property line.
10. That any air-conditioning facilities proposed shall be properly shielded from view,
and the sound shall be buffered from adjacent residential homes.
'~j 11. That ~arking areas shall be lighted with a maximum 6-feet in height and shall be
;; directed away from the property lines to protect the residential integrity of the area.
~ ~:;' 12. That Condition Nos. 1, 2, 3~ 4, and 5, above mentioned, shall be complied with
;'u within a period of 180 days from the date hereof, or such further time as the City Council
:~ may grant.
13. That Conditiorl Nos. 6, 7, 9, 10 and 11, abave mentioned, shall be complied with ~
,~ prior to final building and zoning inspections.
