. WHEREAS, the City Plenning Commisaion of the City of Anaheim did ~eceive a verified Petition for Varience £:om
HERMAN L. AND MURIEL LENZ, 930 South State College Boulevard, Anaheim, California 92806, Owners;
MC MICHAEL COMPANY, INCORPORATED, 469-A 1Nest Valencia Drive, Fullerton, California 92632, Agent
of certain real property situated in the Ci±~ of Anaheim, County of Orange, State of California,

law end in aooocdance with the provisions of the Anaheim Municipal Code, Chepter 18.68, to hear and consider evidence for

= WHEREAS, said Commission, after due irtspection, investigation, end study made by itself and in its behalf,
'> and efter due conaideration of all evidence and reports offeced at said hraring, does find and determine the following
fects;
1. Thet the petitioner requests e verience from the Anaheim Municipal Code as follows, to develop
R-2-5000 lot homes having less than the minimum floor area permitted for homes developed east
of State College Boulevard.
SECTION 18.80,090 - Minimum livable floor soac (1525 sauare feet required; 1252
0 154 square feet proposed).
2. That there are no exceptional or extraordinary circumstances or conditions applicable
to the property involved or to the intended use of the property that do not apply generally to
the property or class of use in the same vicinity and zone.
3. That the requested variance is not necessary for the preservation and enjoyment of a
substantial property right possessed by other property in the same vicinity and zone, and
denied to the property in question.
4. That the requested variance will be materially de~rimental to the public welfare of
injurious to the property or improvements in such vicinity and zone in which the property is
locat ed.
5. That the proposal for homes of less square footage than the 5000 square foot lots
westerly of subject property, was one of the dPciding factors in recommending disapproval of
the reclassification petition.
6. That six persons appeared before the Commission, representing 60 persons present in
the Council Chamber, all in opposition; and that a letter of opposition was also received.
