WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for Conditional
UsePermitfrom PAUL W. KNAEBEL, ET AL, 503 South ShieldsDrive, Anaheim, California 92804, OW~~~
DAN L. ROWLAND AND ASSOCIATES, 1000 West La Palma Avenue, Anaheim, California 92801, Agent of
certain real propsrty situated in the C~.ty of Anaheim, County of Orange, State of California,
described as ±he West half of the Southwest quarter of the Southwest quarter of the Northwest
quarter of Section 13, in Township 4 South, Range 11 West, Sa~ Bernardino Base and Meridian.
EXCEPTING THE,REFROM the South 528 feet. ALSO EXCEPTING THEREFROM the West 92 feet thereof.
; and
WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on
DeCember 16~ 1968, at 2:00 o'clock P,M., notice of said public hearing having been duly given as required by
law and in acrnrdance with the provisions of the Anaheim Municipal code, Chapter 18.64, to hear and consider evidence
for and agair.st said pcoposed conditional use and to investigete and make findings and recommendations in conneclion
therewith; and
WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its behalf, and
after due consideration of all evidence and reports offered at said hearing, does find and determine the following facts:
1. That the proposed use is properly one for which a Conditional Use Permit is authorized by Cod e:
Section 18.64.020(2-~) to wit: establish an 11-unit addition to an existing 14-unit motel
with waivers of:
SECTION 18 16 050(5 a,~ - Minimum front vard. (25 feet required; approximately 17
feet proposed).
SEGTION 18 16 050(g b~ - Minimum side vard. (10 feet required; 5 feet proposed),
2. That the proposed use will not adversely affxt the adjoining lend uses and the growth and development of
the area in which it is proposed to be located.
3. That the size and shape of the site proposed for the use is adequete to allow the full development of the
pmposed use in a menner not detrimental to the particular ~rea nor to the peace, health, safety, and general welfare of
the Citizens of the City of Anaheim.
4. That the granting of the Conditional Use Pecmit under the conditions imposed, if any, will not be detrimental
to the peace, health, safety, and general welfare of the Citizms of the City of Anaheim.
5. That under the authority of Code: Section 18.64.070, waiver of the minimum front
yard to permit a 17-foot front yard; and minimum side yard to permit a 5-foot side yard is
herebY granted on the basis that the existing units have the same or less than a 5-foot side
setback, and that although subject property is still zoned R-A, the use is commercial in
nature and the C-1 Zone permits a 10-foot front setback.

NOW, THFRFFORE~ BE IT RESOLVED that the Anaheim City Planning Commission does hereby f
grant subject Petition for Conditional Use Permit, upon the following conditions Nhich are ~
hereby found to be a necessary prerequisite to the proposed use of the subject proper•ty in

p sa e y an genera we are of the itizens of the Clty of Anaheim.
• 1. That street improvement plans shall be prepared and all engineering requirements of
- the City of Anaheim along Beach Boulevard, such as curbs and gutters, sidewalks, street
s grading and paving, drainage facilities, or other appurtenant work shall be completed as
required by the City Engineer and in accordance with standard plans and specifications on
file in the office of the City Engineer; and that a bond in an amount and form satisfactory
to the City of Anaheim shall be posted with the City to guarantee the installation of said
• .{ engineering requirements.
2. That the owner of subject property shall pay to the City of Anaheim the sum of 15~
^~:;~ '~~ per front foot along Beach Boulevard, for tree planting purposes.
;.~.~.,„ 3. That trash storage areas shall be provided in accordance with approved plans on file
~':~; with the office of the Director of Public Works.
~-, ~,~' 4. That fire hydrant~ sha"11 be installed as required and determined to be necessary by
i:ti~` the Chief of the Fire Department.
,'z~~ 5. That a 6-foot masonry wall shall be constructed along the east property line.
=:;~' 6. That any air-conditioning facilities pro osed shall be
p properiy shielded from view,
,~~ and the sound shall be buff ered from adjacent residential homes.
~ 7. That parking areas shall be lighted with down-lighting a maximum 6-feet in height
'~ '' and shall be directed away from the property lines to protect the residential integrity of
the area.
- 8. That plans for the number, location, and width of vehicular access drives to Beach
~ Boulevard shall be subject to review and approval of the City Engineer.
r 9. That Condition Nos. 1, 2, and 6, above mentioned, shall be complied with prior to
the time that the Building Permit is issued or within a period of 180 days from date hereof,
~< whichever occurs first, or such further time as the Commission or City Council may grant.
~ 10. That Condition Nos. 3, 4, 5, 6, and 7, above mentioned, shall be complied with prior
x to final building and zoning inspections.
':~ 11. That subject property shall be developed substantially in accordance with plans and
,s~ specifications on file with the City of Anaheim, marked Exhibit Nos. 1, 2, and 3.
