'~;~ 1. Thatthe ~ommission proposes a reclassification of the above described property
from the County A1, Residential Agricultural District to the C-1, General Commercial,
`~'~~~ Zoneof the City of Anaheim.
2. Thai the proposed reclassification is in conformance~Nith the General Plan
as amended in Amendment No. 110, Exhibit "C" recommended to the City Council by the
Commission on November 18, 1968.
3. That the proposed reclassification of subject property is necessary and~or
desirable for the orderly and proper development of the community.
4. 'Chat the proposed r eclassification of subject property does properly relate
, to the zones and their permitted uses locally established in close proximity to subject
property and to the zones and their permitted uses generally estabiished throughout the
community.
- 5. That the proposed reclassification of subject property does no: require dedication
but does require improvement of abutting streets in accordance with the Circulation Element

,~ r NOW~ THEREFORE, BE IT~SOLVED thet the M~heim City Plannln~~-~ommiaeion does hereby ~ecommend
to the City Council of the City of Aneheim that subJsc{ Aetition for Recles~idcation be epproved end, by so doing,
thet TiUe 1&Zoning of the Aneheim Municipel Code be ~mended to e:clude the ebove deacribed propertY from the
County A1, Residential Agricultural District and to incorporate said described prop~rty into
the ~-1, General Commercial, Zone, upon the following conditions which are hereby found to be
a necessary prerequisite to the proposed use of subject property in order to preserve the
safety and general welfare of the Citizens of the City of Anaheim.
1. That street improvement plans shail be prepared and all engineering requirernents of the
City of Anaheim along Ball Road, such as curbs and gutters, sidewalks, str eet grading and
paving, drainage faciiities9 or other appurtenant work shall be completed as required by the
City Engineer and in accordance with standard plans and specific~tions on file in the office
of the City Engineer; and that a bond in an amount and form satisfactory to the ~ity of Anaheim ;
shall be posted with the City to guarantee the installation of said engineering requirements. !
2. That the owner of subject property shaii pay to the City of Anaheim the sum of $2,00
~.-; p~ front foot along Ball Road, for street lighting purposes. i
3. That a Parcel Map to record the approved division of subject property be submitted to ~
~ the ~ity of Anaheim for approval and then be recorded in the office of the Orange County
Record er. _ ~
4. That the owner of subject property shall pay to the City of Anaheim the sum of 15~ per j
front foot along Ball Road, for tr ee pianting purposesa
5a That the alignment of the parcel property line whe~'e adjacent to the Orange Freeway
shall be approved by the State Division of Highways.
6. Drainage shall be discharged in a manner which is satisfactory to the ~ity Engineer. j
7. That Condition Noso 1, 2, 3, 4, and 5, above mentioned, shall be complied with within
a period of 180 days from the date hereof, or such furthPx time as the City Council may grant.
8. That Condition A~c. 6, above mentioned, shall be complied with prior to final buiiding
and zoning inspections„
