on December 30, 1968, at~2:00 o'clock P.M., notice of seid public headng heving been duly given as required
by law and in eccordence with the p:ovisions of the Aneheim MunIcipel Code, Chap~er 18.68,to hear end coasidet
evidence for end ageinst said proposed veriance and to inves~gete and make ftndings end recommendetiona in connec-

WHEREAS, said Commiselon, efter due inepecL+aa, invesUgation, aad study mede by itself and in its behelf,
end after due conaideretion of all evidence end reports offered at seid headng, does Eind end determine the following
fecta:
1. That the petitioner requests a variance from the Anaheim Municipal Code as follows, to permit the
; establishment of a 16-unit apartment development on subject property:

NOW, THEREFORE, BE IT RESOLVED that the Aneheim City Plenning Commission does hereby grant subject
Petition foc Verience, upon the following conditions which are hereby found to be a necessary prerequisite to the pro-
posed use of the subject property in order to preserve the sefety end generel welfare of the Citizens of the City of
Anaheim.
1. That the owners of subject property shall deed to the City of Anaheim a strip of land
32 feet in width from the centerline of the street along Lemon Street, for street widening
purposes, and shall be completed prior to the issuance of a Suilding Perm~t or within 180
days, whichever occurs first, or such time as the Commission or City Council may grant.
2. That trash storage areas shall be provided in accordance with approved plans on file
with the office of the Director of Public Works.
3. That any air-conditioning facilities proposed shall be oroperly shielded from view,
and the sound shall~be buff ered from adjacent residential homes.
4. That parking areas shall be lighted with down-lighting a maximum 6-feet in height
and shall be directed away from the property lines to protect the surrounding residential
integrity of the ar ea.
5. That Condition Nos. 2, 3, and 4, above mentioned, shall be complied with prior to
final building and zoning inspections.
6. That the owners of subject property shall pay to the City of Anaheim the sum of
$150.00 per dwelling unit to be used for park and recreation purposes, said amount to be
paid prior to servicing with utilities or final building and zoning inspections.
7. That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked Exhibit Nos. 1, 2, 3, 4, 5, and 6,
provided, however, that the 20-foot access~drive shall be relocated along the north property
line.
