1. Thet the petitioner proposes a reclessification of the above described pmperty from the R-A, Agricultural,
Zone to the R-3, Multiple-Farnily Residential, Zone.
2. That the proposed reclassification is in conformance with the General Plan as
amended in General Plsn Amenc9ment No. 97,
3. That the proposcd reclasslficetion of aubject Fropedy is necessery a,~d/or desirable for the orderly and pro-
pe~ development of the community.
4. Thet the proposed reclassjfication of subject property does properly relete to the zones and their permitted
uaes locally establiahed in close proximity to subject property end to the zones end their perviitted uses generally esteb-

to the City Council of the City of M~heim th~t ~ubjecf Petition far Reclaeslfication be approved end, by so doing, i
- that Title 1&Zonin~ of the An~heim 1V(unicip~l Code Me amended to exclude the above described property from the
R-A, Agricultural, Zone and to incorporate said described property into the R-3, Mul'tipie-
Family Residential, Zone, upon the following conditions which are hereby found to be a nec-
essary prerequisite to the proposed use of subject property in order to preserve the safety
and general welfare of the Citizens of the City of Anaheim.
1. That the owner of subject property shall deed to the City of Anaheim a strip of land !
45 feet in width from the centerline of the street along Rio Vista Street, for street widening ;
purposes. The owner of subject property shall also deed to the City of Anaheim an easement for '
road and public utility purposes for the new street over a portion of the westerly 57 feet of ;
the easterlv 58 f eet of subject property, including a standard 50-foot radius cul-•d~-sac at the j
northerly terminus of the new street. ~
2. That the new street shall be developed wiih a 40-foot roadway, a standard 12-foot park- !
way on the west side, and a 5-foot parkway on the east side. The east side parkway shall be i
full concrete with tree wells and irrigation facilities provided as required by the Superintend- ;
ent of Parkway Maintenance. ~

stallation of said engineering requirements.
4. That the owr.er of subject propert•~ shall pay to the City of Anaheim the sum of $2.00 ;
per front foot along Lincoln Avenue, Rio !'ista Street, and the new street, for street lighting '
purpc~s es.
5. That the owner of subject rpoperty shail pay to the City of Anaheim the su~n of 15¢ per ;
froni; foot along Lincoln Avenue, Rio Vista Street, and the new street, for ~r6e platxting p~rposes;
6. That the owner of subject property shall dedicate to the City of Anaheim public utii:~y i
easements as required by the Public Utility Department. ;
7. That drainage shall be disposed of in a manner that is satisfactory to the City i
Engineer.
8. That the owner of subject property shall pay to the City of Anaheim the sum of $150~00 i
per dwelling unit to be used for park and recreation purposes, said amount to be paid ~;rior to ~
servicing with utilities or final building and zoning inspections. ;
9. That Condition Nos. 1, 2, 3, 4, 5, 6, and 7, above mentioned, shall be complied K•ith
within a period of 180 days from the date hereof, or such further time as the City Council may
grant.
