Section 18.40,060(e) to wit: establish a walk-up restaurant on subject prooerty with
waiver of:
SECTION 18.62 090(B-5) - Location of a.`ree-standina sian. (The Sign Ordinance location
to be a minimum of 120 :eet north of the south property line;
petitioner proposes to locate sign 73 f eet north of the south
property line).
2- That the oroposed use will not adversely affect the adjoinina land uses and
the growth and development of the area in which it is proposed to be located.
3. That the size and shape of the site proposed for the use is adequate to allow
the fu11 development of the proposed use in a manner not detrimental to the particular
area nor to the oeace, health, saf ety, a~d general welfare of the Citizens of the City
of Anaheim.
4. That the granting of the Conditional Use Permit under the conditions imposed, i.`
any, will not be detrimental to the peace, health, safety, and general welfare of the
Citizens of the City of Anaheim.
5. That under the authority of Section 18.64.070, waiver of the location of a free-
standina sign 73 feet north of the south property line is hereby granted.

NOW, THEREFORE, BE 1T RESOLVED that the Anaheim City Plenning Commission does hereby grant subject
Petition for Conditionel Use Petmit, upon the following conditions which are hereby found to be a necessery p~erequisite
to 4he prop~sed use ef the subject property in order to preserve the sefety and general welfare of the Citizens of the
City of Anaheim:
1. That a Parcel Mao to record the aporoved division o: subject property be submitted to
the City of Anaheim for approval and then be recorded in the office of the Orange County
Recorder.
2. 1'hat trash storage areas shall be provided in accordance with approved pians on file
with the office of the Director of Public Worl;s.
3. That full sidewalks ~vith tr2e wells shall be installed along Acama Street, as required
by the City Engineer and in accordance with standard plans a~d soecifications on file in the
office of the City Engineer.
~;, ~ 4. That a 6-foot masonry wall shall be constructed alono the east p.roperty line.
5. I'hat any air-conditioning :acilities oroposed shall be properly~ shielded from view
and the sound shall be buffered :rom adjacent residential homes.
6. That all external lighting that is orooosed shall be directed downvrard ano away :rom
abutting property lines.
7. That Condition ~•;o. 1, above mentioned, shali be complied with prior to the time that
the Building Permit is issued or v:ithin a period of 180 days from date hereof, whichever
o~curs first, or such further time as the Commission or City Council may grant.
_ 8. That Conoition idos. 2, 3, a, 5, and 6, above :nentioned, shall be complied with orior
to final buiiding and zonir,a inspections.
; 9. That subject prooerty shall be developed substantia:ly in accordance with plans and
sp=cifications on file viith the City of knaheim, marked Exhibit f:os. 1, 2, 3, and 4.
