A RESOLUTION OF THE CITY PLAIJNING COMMISSION OF THE CITY OF ANAHEIM
; RECOMMENDING TO THE CITY COUNCIL OF THg CITY OF ANAHEIM THAT
~ PETITION FOR RECLASSIFICATION NO. 67-68-44 BE APPROVED
WHEREAS, the City Plenning Commission of the City of Anaheim did rece3ve e verified Petition for Reclassifica-
tionfrom MINORU SHIOTA, 3139 West Orange Avenue, Anaheim, California 928049 and C;.ARLIE N. BROCK,
TM;,~pr 3133 West Orange Avenue, Anaheim, California 92804, Owners; HAL RAAB, 14482 Beach Boulevard,
Westminster, California 92683, Agent of certain real property situated in the City oi Anaheim,
{ County of Orange9 State of California, described in Exhibit "A" attached hereto and referred to
~ herein as though set forth in full

. WHEREAS, the City Planning Commission did hold e public hearing et the City Hall in the City of Anaheim on
~; January 3y 1968~ at 2;00 o'clock P.M. notice of seid public hearing heving been duly given as required by
_ law and in accordance with the provisians of the Anaheim Mur:icipal Code, Chepter 18.72, to hear and consider evidence
_ for and ageinst said proposed reclassification end to investigate and m eke findings end recommendations in connection
therewith; and
WHEREAS, said Commission, aCter due inspection, investigation, and study made by itself and in its behalf, and
efter due consideration of all evidence and reporis offered at said hearing, does find and determine the following facts:
? 1. That the petitioner proposes a reclassification of the above described property from the R•-A, Agricultural9
Zone to the R-2, 5000, One Familyy Zone to develop subject property with a 39 lot single-
:amily residential subdivision.
2. That the proposed reclassification is in conformance with the General Plan and
~; consistent with the existing lznd use and zoning in this general area.

' 3. That the proposed reclassification of subject property is necessary and/or desirable for the orderly and pro-
I per developm~ent of the community.
I 4. That the proposed reclessification oE subject property does properly relete to the zones end their permitted
uses locally established in close prox'smity to subject property and to the zones and their permit[ed uses generally estab-
lished throughr,ut the community.
" 5. Tt~at the proposed reclassification of subject prop=rty requires the dedication and
improvement of abutting streets in accordance with the Circulation Element of the General Plan,
due te tPie anticipated increase in traffic which will be generated by the intensification of
land use.

to the Ciry Council of Ghe City oE pnaheim thst eubJect Petition for Recl~eeification be epproved end, by eo doing,
!`at Title 1&Zoning of the Anaheim Municipel Code be amended to excludc the above described propedy from the
R-A, Agricultural, Zone and to incorporate said described property into the R-2-•5000`One Famiiy,
Zone, upon the following conditi~ns which are hereby found to be a necessary prerequisite to
the proposed use of subject property in order to pr eserve the safety and generai welfare of the
citizens of the City of Anaheim.
1. That a Final Tract map o: subject property be approved by the City Council and
recorded in the office of the Orange County Recorder,
