A RESOLUTION OF THE CITY PLANNlNG COMMISSION OF THE CITY OF ANAHEIM
THAT PETITInN FOR CONDITIONAL USE PERMIT 1012 gg APPROVED
WHEREAS, the City PlanninQ Commiaeion of the City of Anaheim did receive a verified Petition for Con-
ditionel Use Permi': from FIRST WEST MORTGAGE ~MPANY, 10931 Chapman Avenue, Garden Grove,
Califorr,ia 92u40, Owner; WHITfIER DISTRICT UNION OF THE MF1'HODIST CHURCH, MR. WILLIAM
H~BBS, 1135 North Glassell Street, Orange, California 92667, Agent of certain real property
situated in the C=ty of Anaheim, County of Orange, State of California, described as the
Westerly 336 feet of the South Half of the Southeast~~uarter of the Southwest Quarter of
Section 13, Township 4 South, Range 11 West, RancSo Los Coyotes, as per map recorded in
Book 51, Page 11 of Miscellaneous Maps, records of Orange County. EXCEPT the Northerly
380.03 feet thereof.

WHEREAS, the City Planning Commiaaion did hold e public heuIng at the City Hall in the City of Mnheim
on March 25, 1968, at 2:00 o'clock P.M., notice of snid public hearing having been duly given
as required by law end in accordance with thr provinions of the Maheim Municipal code, Ch~pter 18.64, to hear
and consider evidence for ~nd ogainst aeid proposecl conditional ux and to inveatig~te and mnke findings end
recommendationa ln connection therewith; end
WHEREAS, snid Commission, after due inapection, inveatigation, and study mnde by itaelf end in its be-
half, and aher due conatderetion of all evidence and reports offered at seid hearing, doee find end determine the
following facts:
1. Thet the propoasd use is properly one for whir.h a Conditional Uae Permit is authorized by Code:
Se~tion 18,64.020(1-c and f) to wit: establish a church and related school facilities
with waiver ofs
SECTION 18.04.090(2-a) - Minimum required setbacks for a church.(15 feet required;
11 feet existing between the structure and the west
property line of subject property).
2. That the proposed use will not adversely affect the adjoining land uses and
the growth and development of the area in which it is proposed to be located.
3. That the size and shape of the site proposed for the use is adequate to allow
the full development of the proposed use in a manner not detrimental to the particular
area nor to the peace, health, saf ety, and general welfare of the Citizens of the Ci.ty
of Anaheim.
4. That the granting of the Conditional Use Permit under the conditions imposed,
if any, will not be detrimental to the peace, health, safety and general welfare of the
Citizens of the City of Anaheim.
5. That subject property has been in use for several years as a private school which
was established prior to annexation to the Cityo
6. That under the authority of Section 18.64.070, waiver of the 15-foot minimum
required setback to permit the 11 feet between the existing structure and the west property
line is hereby granted.

NOW, THEREFORE, BE IT RESOLVED thet the Anaheim City Plenning Commission does hereby grent subject
Petition for ConditIonel Use Permit, upon the following conditions which are hereby found to be a necessery pierequisite
to the proposed use of the subject property in order to preserve the safety and general welfere of the Citizens of the
City of Aneheim:
; 1. That the owner of subject property shall pay to the City of Anaheim the sum of $2.00
ry per front foot along Ball Road, for street lighting purposes.
2. That the owner of subject property shall pay to the City of Anaheim the sum of 15¢ oer
front foot along Ball Road, for tree planting purposes.
3. That trash storage areas shall be provided in accordance with approved olans on file•
with the office of the Director of Public Works.
4. That the structire shall be brought up to the minimum standards of the Uniform Building,
~T Plumbing, and Electrical Codes, as adopted by the City of Anaheim.
;:? 5. That any air-conditioning facilities proposed shall be properly shielded from view, and
; the sound shall be buf:ered from adiacent residential homes.
:` ~° 6. That all external lighting shall be directed downward and away from abutting propsrty
~ ''' lines.

i~ 7. That Condition Nos. 1, 2, 3, 4, 5, and 'o, above mentioned, shall be complied with prior
to the time that the rights and privileges granted by approval of this action may be exercised.
8. That subject property shall be developed substantially in accordance with plans and
`~~ specifications on file with the City of Anaheim, marked Exhibit i~os. 1. 2, and 3, provided,
~ however, that interior landscaping shall be provided in the oarking area along the Ball Road
;4 frontage within six months from date hereof.
9. That a 6-foot masonry wall shall be constructed alona the northerly property line, said
wall to be constructed within a oeriod of 180 days from the date hereof, or such further time
as the Commission or City Council may grant.
