2. That the request for three free-standing signs to hereby denied on the basis
that the petitioner withdrew his request for a roof sign, and the remaininq signs could
be incorporated into the existing siqn.
3. That under tne authority of Section 18.ti~:.07p wai~~er of the required 20, square
fovt siyn permitted in the R-A Zone is hereby c~rar.ted to permit one free-standiny sign
in accordance with the requirements o: the C-•1 Zone.
4, That the proposed use will not ad~ersely affect the adjoining land uses and the
growth and development of the area in which it is proposed to be located.
5. That the size and shape of the site proposed for the usa is adeyuate to a11ow
the full development of the proposed use in a manner not detrimental to the particular
area nor to the peace, health, safety, and general welfare of the Citizens of the City
of Anaheim.
ti. That the granting of the Conditional Use Permit under tne conditions imposed, if
any, will not be detrimental to the peace, health, safety, and general welfare of the
Citizens oF the City of Anaheim.
7. That the petitioner stipulated to the relocation of the existing :ree-standin~a
sign toward the center of the parcel, and that all parking wnuld be in conformance with
par!<ing requirements of the City oE Anaheim.

to the proponed use of the aubject prop~ety in order to pr~secve the safet~ end seaenl welfare of the Citizens of the
City of Aaaheim:
1~ That the owners of subject property shall pay to the City of Anaheim the sum of 15~
per front foot along Beach Boulevard, for tree planting purposes.
2. That street improvement plans shall be prepared and all engineering requirements of the
City of Anaheim along Beach Boulevard, such as c:urbs and gutters, sidewalks, street gradiny and
paving, drainage facilities, or other appurtenant work shall be completed as required by the
City Engineer and in accordance with standard plans and specifications on file ir, the office o:
th2 City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim
~' shall be posted with the City to guarantee the installation o* said engineering requirements.
3. That trash storage areas sha11 be provided in accordance witn aporoved plans or file
with the office of tne Director oi Public Works.
~. That any air-conditioning facilities proposed shali be properly shielded from view.

6. That subject property shall be developed in accordance with C-1 Zone site development
standards.
7. That Condition PJos. 1 and 2, above mentioned, shall be complied v~ith prior to the time
that the Building Permit is issued, or ~,vithin a oeriod of 180 days from date hereof, whichever
occurs first, or such further time as the Commission or City Council may grant.
8. That Condition Tlos. 3, 4, 5, and 6, above mentioned, shall be complied ~n~ith orior to
final building and zoning inspections.
9. That ali siyniny of subject property shall be in conformance with the sign regulations
of the C-1 Zone, and ;urther orovided that the one aoproved free••~standing siyn sha;l be re-
located toward the center of the parcel to avoid the obstruction tha't it r~resently creates.
10. I'hat parkir.g and ingress and egress problrms shall be handled administratively, however
these snall con`orm ~~,~_th the site develooment standards of the C-1 Zone.
