WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for Conditinnal

California 92632, Agent of certain real property situated in the City of Anaheim, Coun±y of
Orange, State of California, described as tha± portion of the south half of Lots 1 and 6 of
Townsend's Subdivision, as per map recorded in book 5 page 40 of Miscellaneous Maps, in the
office of the Cuunty Recorder of said County, lying northwesterly of ihe northwestPrly line
of the land described in the Final Order of Condemnation, rendered in Case Plo. 73603, in the
Superior Court of the State of Califarnia, in and for the county of Orange, a certified copy
of which was recorded June 4, 1960 in bobk 5280 page 150 of Official Records

WHEREAS, the City Plenning Commission did hold e public hearing at the City Hall in the City of Aneheim on

notice of said public hearinQ heving been duly ~ivrn as required by
lew and in acrnrdance with the provisions of the Meheim Municipal code, Chapter 18.64, to hear ond consider evidence

" WHEREAS, said Commission, after due inspection, investigation, and study mode by itself end in its behalf, and
after due consideration of all evidence end repocts offered at soid hearing, does find and detecmine the following facts:
1. That the proposed use is propedy one for which a Conditional Use Permit is authorized by CGde: Se~ tion

2. That the proposed use wil! not edversely affect the adjaining land uses and the growth and developm ent of
the area in which it is proposed to be located.
3. Th~t the size and shape of the site proposed for the use is adequete to allow the full development of the
proposed use in a manner not detrimentel to the particular area nor to the peace, health, safety, and general welfare of
the Citizens of the City of Anaheim.
4. That the granting of the Conditional Use Pecmit under the conditions imposed, if any, wilt not be detrimental
ta the peace, health, safety, and general welfare of the Citizms oE the City of Anaheim.

City of Anaheim:
1~ That this conditional use permit is grdnted subject to the completion of Reciassi-
fication No. 67~68-690
2. That trash storage areas shall be provided in accordance with approved plans on file
:vith the office of the Director oi Public Works.
3. That fire hydrants shall be installed as required and determined to be necessary by
the Chief of the Fire Department.
4• That any air-conditioninq facilities proposed shall be properly shielded from view,
and the sound shall be buff ered irom adjai;ent residential homes.
5. That Conditior~ Nos. 2, 3, and 4, above mentioned, shall be complied with prior to
final buil.ding and zoning inspections.
6. That subiect property shall be developed substantially in accordance with plans and
speciFications on file with the City of Anaheim, marked Exhibit Nos. 1, 2, and 3.
