A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR VARIANCE N0. 2079 BE APPROVED
WHEREAS, ~E City Planning Commisslon of the City of Aneheim did receive a verified Petition for Verience from

1541 Wilshire, Los Angeles, California 90017, Agent of certain real property situated in the
City of Anaheirt,, County of Oransa, State of California, described as the North half of the South
10 acres of the West 20 acres of the North half of the Northwest quarter of Section 18, Township
4 South, Range 10 West, San Berrardino Base and Meridian.

WHEREAS, the City Plenning Commiasion did hold e public hearing et the City Hell in the City of Anaheim on
, May 19, 1969, at 2:00 o'clock P.M., notice of seid public hearing having been dul

and
WHEREAS, seid Commission, after due inspection, investigetion, end study mede by itself and in its behalf,
and efter due consideration of all evidence and teports o[fered at said hearing, does find and determine the following
fects:
1. Thet the petitioner requests a verience from the Aneheim Municipal Code as follows, to establish a
142-unit one and two-story apartment complex on subject property:

2. That there are exceptional or extraordinary circumstances or conditions applicable to
the proper~y involved or to the intended use of the property that do not apply generally to
the propert~~ or class of use in the same vicinity and zone.
3. That the requested variance is necessary for the preservation and enjoyment of a
substantial property right possessed by other property in the same vicinity and zone, and
denied to the property in question.
4. That the requested variance will not be materially detrimental to the public welfare
or injurious to the property or irnprovements in such vicinity and zone in which the property
is located.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby grant subject
Petition for Variance, upon the (ollowing conditions which are hereby found to be a necessary prerequisite to the pro-
posed use of the subject property in order to preserve the safety and general welfare of the Citizens of the City of
Anaheim.
1. That this variance is gsanted subject to the completi.on of Reclassification No.
68-69-61.
2. That trash storage areas shall be provided in accordance with approved plans on
file with the office of the Director of Public Works.
3. That fire hydrants shail be installed as required and determined to be necessary by
the Chief of the Fire Department.
4. That a 6-foot masonry wall shall be constructed along the east property line.
5. That any air-conditioning facilities proposed shall be properly shielded from view,
and the sound shall be buffered from adjacent residential homes.
6. Drainage shall be disposed of in a manner satisfactory to the City Engireer.
7. That Condition Nos. 2, 3, 4, 5, and 6, above mentioned, shall be complied with
prior to final building and zoning inspections.
B. That the owner of subject property shall pay to the City of Anaheim park and
recreatien fees af $75 per dwelling unit, as req~,aired by City Council Resolution, ivhich
shall be used for park and rec.reation purposes, said amount to be paid at the time the
Building Permit is issued.
9. That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheirn, marked Exhibit Nos. 1, 2, 3, 4, and 5.
