WHEREAS, the City Planning CommIssion of the Clty of Anahetm did receive a vedfied Petition for RecleasifIce-
tionfrom HARE T. KISHIYAMA, 16507 Gramercy Place, Gardena, California 90247, pWner; WILLIAM
PHELPS, 914 East Katella Avenue, Anaheim, California, Agent of certain real property situated
in the City of Anaheim, County of Orange, State of California, described as the south half of
the north 198.00 feet of the south ~183.00 feet of the south half of the east half of the north-
east quarter of the northwest quarter of section lA, tokmship 4 south, range 11 west, in the
Rancho Los Coyotes, as said section is shown on a map recorded in Book 51 Page 11 of Miscellan-

2. That the proposed reclassification is in conformance with the General Plan and
established land uses in the general area.

per development of the community.
4. That the propoaed reclaseipcatlon of subject property does properly relete to the zones and their permitted
usee locaily est~blished !n close proxlmity to aubject property and to the zonea and their permitted uses generelly esteb-
ltshed throughout the community.
5. That the proposed reclassification of subject property requires the dedication and
improvement of abutting streets in accordance with the Circulation Element of the General
Plan, due to the anticipated increase in traffic which wil] be generated Sy the intensification
of land use.
6. That no one appeared in opposition.

R-A, Agricultural, Zone and to incorporate said describEd property into the R-3, h1ul~iple-
Pamily Residential, Zone, upon tne follo.vi.ng cnnditions which are hereby found to be a nec-
essary prerequisite to the proposed use ~f subject property in order to preserve the safety
, and general welfare of the Citizens of the City of Anaheim.
1. :hat street improvement plans shall E? prepared and all engineering requirements of the
City of Anaheim along Western Avenue, such as curbs and gutters, sidewaiks, street arading and
paving, drainage facilities, or other appurtenart work shall be completed as required by the
City Engineer and in accordance with standazd plans and specifications on ;ile in the u"Fice of
the City Engineer; and that a bond in an amount and form satisfactory to t,he City of Anaheim
shall be posted with the City to guarantee the installation of said engineering requirements.
2. That the owner of subject property shall pay to the City of Anaheim the sum of g2.00
per front foot along Western Avenue, for street lighting purposes.
3. That the owner of subject property shali pay to the City of Anaheim the sum of 15~ per

~ 4. That trash storaoe areas shall be orovided in accordance with a

the Chief of tha Pire Departm^~t.
6. That any air-conditionirg facilities proppsed shall be properly shi~lded from view,

. That an;~ parking area lighting shall be lighted with down-liohting a maximum 6-feet in
