WHEREAS, the City Planning Commis~ion of the City of Aneheim did receive a veriEied Petition for Variance from

SPECIALISTS, INCORPORATED, 524 West Commonwealth Avenue, Fullerton, California 92632, Agent of
certain real property situdt~ed in the City of Anaheim, County of Orange, State of California,
described as the East ha:f of the South half of the West half of the Southeast quarter of the
Plorthwest.quarter of Sec•tion 26, Township 4 South, Range 10 West, in the Rancho San Juan Cajon
de Santa P.na, as shown on a Map recorded in Book 51, Page ;~ of Miscellaneous Maps, records of

WHEREAS, the City Planning Commission did hold e public hearing at the City Hell in the City of Anaheim on

1aw endin accocdance with the provisions of the Anaheim Municipal Code, Chepter 18.68, to hear and cons der evldence or
and against said proposed variance end tu investigate and meke findings end recommendetians in connection therewith;
and
WHEREAS, seid Commission, after due inspection, investigetion, end study mede by itself end in its behalf,
end after due consideration of ell evidence and reports otfered at seid hearing, does Eind end determine the follawing
facts:
1. Thet the petitioner requests a veriance from the Aneheim Municipal Code, to establish 16 multiple-
family fourplexes, with waivers of:
a) SECTION 18,28.050(5-b) - Maximum permitted buildinq r-ithin 150 'ret o:
sinqle-family zoned propertY. (OnE-story permitted;
two-stories p~oposed).
b) SECTION 18.28,050(6-b-2) - Minimum side yard setbacl;s. (5 to 12 feet required;
0 to 10 feet proposed .
c) SECTION 18,28.050 1'r~ - Minimum 1~ o~~wgdth: (7p feet reqt~ired; 65 ieet pro-
pos~d).

3. That the requested variancu is necessary for the preservation and enjoyment of a

denied ta the property in question.
4, That the requested variance will not be materially detrimenta; to the public
welfase or injurious to the property or improvements in such vicinity and zone in which the
property is located.
5. That due to th? size and shape of subject property, waivers (b) and (c) above
are deemed aporopr:ate and waiver of (a) above is approved in part in that there shall be
no two-story s•tructures within 150 feet of the R-1 tract located at Spinnaker Street and
OrangeN~ood Avenue.
6. That no one appeared in opposition.,

i Petition for Variance, upon the following conditions which are hereby found to be e necessary prerequisite to the pro-
; posed usc of the subject propetty in order to preserve the safety and general welfare of the Citizens of the City of
} Anaheim.
` 1. That this variance is granted subject to the completion of R~classification IJo.
68-69-77.
2. That subject property shall be developed substantially in accordance with plans
and specifications on file with the City of Anaheim, marked Exhibit Nos. 1, 2, 3, 4, and 5,
' provided that there shall be no two-story structures within 150 feet of the R-1 tract located
at Spinnaker Street and Qrangewood Avenue.
