City of Anaheim, County of Orange, State of California, described as Parcel 1: The South 100
feet of the North 460 feet of the East 448 feet of the Piortheast quarter of the Northeast quaz~ter
of the ~lortheast quarter of Section 13, in Township 4 South, Rang e 11 West, San Bernardino Base
and Meridian. Parcel 2: An undivided 1/8th interest in the well and pumping plant located

January 27, 1969~ at 2:00 o'clock P.M. notice of seid public heari~tg having been duly given es requited by
law and in eccordence with the provisions of the Anaheim Municipel Code, Chepter 18.72, to hear and consider evidence
tor end ageinst sei~ ptoposed reclessificetion and to investigete and make findings ond recommmdations in connection
therewith; snd
WHEREAS, said Commission, efter dun inspectian, investigetion, end study mede by itself and in it~s behelf, end
after due consideretion of ell evidence and reports offered at said hearing, does Eind and determine the following fecte:
1. Thet the petitioner proposes a reclas~iEicetion of the ebove described propeety from the R-A, Agricultu*al,
Zone to the R-3, Multiple-Family Residential, Zone.
2. That the proposed reclassiiication is in confo:mance with the 1969 Preliminary
General Plan and land uses in close proximity.
3. Thet the propoaed reclnaeificetion of subject propedy is necessery end/or desirable for the orderly end pro-
per development of the community.
4. That the propoecd reclessiEic¢tion of subject property does properly relete to the zones and their permitted
usee locaily established in r.loae proximity to subject propedy end to the sones end their permitted uses geaewlly estab-

5. That the petitioner is advised that by Resolution, the City Council has determined

~ ' to the Clty Counci! of the City of Meheim that aubjecf Petition for Reclassification be epproved and, by so doing,
~~, that Title 18-2oning of the Meheim Munlcipel Code be amended to esclude the above deacribed pmperty from the
;: R-A, Agriculturai, Zone and to incorporate said described property into the R-3, Multipl r
~, Family Residential, Zone, upon the following ronditions which are hereby found to be a nec-
t essary prerequisite to the proposed use of subject property in order to preserve the safety
f` 2nd general welfare of the Citizens of the City of Anaheim.
~ 1. That the o;vner of subject property shall pay to the City of Anaheim the sum of $2.Q0
per front foot along Magnolia Avenue, for street lighting purposes.
~ 2. That the owner of subject property shall pay to the City of Anaheim the sum of 15~ per

3. That the owner of subject property shall acquire access to a standard alley along the
