throughout the community.
4. That subject property is surrounded on two sides by a single family resi-
dential subdivision and the abutting property owners should be entitled to the same
protection ~afforded other cingle family subdivisions in this area where transitional
densities have been provide9 between single family and multiple family development.
~ 5. That appropriate transitions could be provided on subject property by
~' developing either a single tier of R-2-5000 lots along the south boundary of subject
~ property or by developing the entire parcel for R-2-gq0U uses.
I, , 6. That although the property at the northeast corner of Sunkist Street and
I;'; Lincoln Avenue was developed for R-3 uses, subject property differs from that parcel
in that it is surrounded on two sides by a single family subdivision, whereas the
~i property at the northea~t corner did not abut single family uses.
7. That the request for C-1 zoning on Portion A is hereby recommended for denial
on the basis that clue to the size and shape of the parcel, this particular portion
may be needed in order to develop appropriate transitionai resider,tial uses on subject
property.
