^' . ,JLVED thot the Anaheim City Planniwg ~miaaion does heroby tecommend
. to the City CouncIl of the City of Aneheim thnt eubjecf Petltion for Reclneeific~tion be epprov~,i and, by so doing,
thnt Title 1&Zoning of the Anehe;m Municipei Code be emended to exclude the above deacribed property from the
R-A, Agricultural, Zone and to incorporate said described prop~sty into the R-3, Mul`tipl r
Family Residential, Zone, upon the following conditions khich are hereby found to be a nec-
essary prerequisite to the proposed use of subject property in order to presasve the safety
and ger;eral welfare of the Citizens of the City of Ana'~eim.
1. That street improvement plans shall be p•repared and all engineering requirements of the
~ity of Anaheim along Nutwood Street, such as curbs and gutiers, sidewalks, street grading and
paving, drainage facilities, or other appurtenant work shall be completed as required by the
City Engineer.and in accordance with plans and specifications on file in the offi~e of the
~ity Engineer; and that a bond in an a~nount and form satisfactory to the City of Anaheim shali
be posted with the City to guarantee the installation of said engineering requirements.
2. Tha+. the owners of subject property shall pay to the City of Anaheim the sum of $2.00
per front foot along Nutwood Street, for street lighting purposes.
30 1'hat the owners of subject property shall pay to the City of Anaheim the sum of 15~ per ~
front foot alcng Nutwood Street, for tree planting purposes.
4. That the owners of subject property shall pay to the City of Anaheim park and recreation
fees for each dwelliny unit, as required by City Council resolution, whicPi. shall be used for
park and recreation purposes, said amount to be paid at the time the Building Fermit is issued.
5. That Condition Nos. 1, 2, and 3, above mentioned, shail be complied with within a
period of 18U days from the date hereof, or such further time as the City Council may grant.
