1. That the petitioner propoaes Q reclassidie~tion of the above described propeRy from the R-A, Agricultural,
Zone to the R-3, Multiple Family Residential, Zone to establish a 224-unit, two-story apart-
ment complex.
2. That the oroposed reclassification is in con~o.r~nance wi{:h the Preliminary General
Plan - 1°69.

of the General Plan, due to the anticipated increase in traffic which will be aenerated by the
intensification of land use.
6. That the petitioner stipulated to dedication of a 10-foo~ wide pedestrian ~asement along
the west propezt/ line to provide access southerly across the fl~od control channel to the
proposed park site; the City of Anaheim to improve said easement subject to recommendations by
the Parks and Re~reation Department.

' NOW, THERcFORE, BE IT RESOLVED that the Ar.aheim City Pianning Con~mission does herebv
recomnend to the City Council of the City of Anaheim that subject Petition for Reclassification
be approved and, by so doing, that Title 18-Zoning of the Anaheim Alunicipal Code be amended to
exclude the above described property from the R-A, Agricultural, Zone and to incorporate said
described property into the R-3, Multiole-Famil.y Residential, Zone upon the follovrino conditions
which are hereby found to be a necessary prerequisite to the proposed use of sub;ec~ prope*ty
in order to presurve the safety and general welfare of thE Citizens of the City of Anaheim.
i. That a modified cul-de-sac sha11 be provided at the terminus of Bayv~ood P.venue, subject
to the approval of the City Enyineer.
2. That all engineer;.ng requirements of the City of Anaheim along Li.ncoln Av?nue, includino
preparation of improvement plans and installation of all improvements, such as curbs and autters
sidewalks, street grading and oaving, drainage iacilities, or other appurtenant i•iork,shall 6e
complied with as required by the City Engineer and in accordance vaith standard plans and soeci-
fications on file in the office of the City Engineer, and that street liohting facilities alono
Linculn Avenue shall be installed as required by the Director of Public Utilities and in accord-
ance with standard plans and specifications on file in the office of the Director of Public
Utilities, and that a bond in an amount and form satisfactory to the City of Anaheim shall be
posted with the City to guarant~e the installation of the above mentioned requirements.
3. That the owners of subjc:,t property shall deed to the City of Anaheim a 10-foot t:~ide
pedestrian easement aiong ttie west property line south of Bayvaood Avenue to the Carbon Creek
Flood Control Channel.
4. That the owners of subject property shall pay to the City of AnahAim the sum of 15~ oer
front foot along Lincoln Avenue, for tree olanting purposes.
5. That trash storage areas shall be provided in accordance v~ith aporoved plans on file
with the office of the Director of Public Works.
6. That fire hydrants shall be installed as required and determined to be necessary by the
Chief of the Fire Depai~tment.
7. That any air-conditioning facilities propoced sha11 be properly shielded fron~ viev:, and
the sound shall be buffered from adjacent residentiul homes.
8. Drainage of subject property shall be dischr3rged in a manner that is satisfactory to the
City Engineer.
9. That this development shall be served by underground utilities.
10. That vehicular access rights to Bayv;ood Avenue shall be ~edicated to the Cit~~~ ~f Anaheir^,
11. That Condition t~dos. 2, 3, 4, and 10, above mentioned, shall be comoliFd v:it!~ vaithir. a
period of 180 days fron the date hereof, or such further time as the City Counc~.~ may arant.
12. That Condition Nos. 1, 5, 6, 7, 8, and 9, above mentioned, shell be compiied with orior
to fi~al building and zoniny inspections.
13. That the o~•mers of subject property shall pay to the City of Anaheirn park and recreation
fees of $75 per dwel]ing unit, as required by City Council Resolution, wh~cr~ shall be used for
park and recreation purpases, said amount to be paid at the t~me the Building Permit is issued.
