AMENDING C~NDITIGIVS OF APPROVAL OF CONDITIOtJAL L6E P~R~AIT I10~ IIr.~~
WHEREAS, the Anaheim Planning Cornmission at a puol.i.c heariny on February I6, 7.966,
granted Conditional Use Permit No. 802, in Resolution No~1933, Series 1965-66, subiect
to conditiuns; and
WHEREAS, the Planning Comrtiission has granted four extensions of tim~ for the completion
of conditions on said resolution, the ~nost recent extension of time to expire October 7,
1969; and
WHEREAS, conditions of approval have not been met, and a Tentative ~~1ap of Tract No.
7035 proposing the reversion of subject property to acreage was approv?d by the Planniny
Commission on July 28, 1969; ana
'NHFREAS, as a result of the reversion to acreage, and changes which hav~ taken place
in the Anaheim 1~lunicipal Code and policy, since the time subject petiti.on was originally
aporovec, amendments and deletions were :ound necessary, nam~ly: deletion of Condition
I~o. 4, covering street light fees, vahich would be bonded under the tract; ~;~letion of a
portian of Condition No. b, requirinq alley dedicatio~; amendment i:o Condition t~o. 9 to
reflect the new park and recreation fecs of $75 per dweiling unit inst~ad oi 9~25; amendinr,
Condition No. 10 by deleting reference to Condition No. 4; and amendment to Condition
No. 12, to require that all air-conditioning facilitics be pro~erly shielded from view, and
said Condition No. 12 be included under Condition No. 11.
AJOW~ THEREFORE, BE IT RESOLVED that the Anaheir,i City Planning Commission does hereby
amend conditions of approval of Conditional Use Permit ': .,~3n~, ~n the br,sis of the foreqoing
findings, reiterating conditions which :emain unchanne:J r~nd ~~il ainen:i:a:nts +s follows:
1. That the north-south portion o! the proposed street sha11 be 60 feet in ~vi.dth,
to provide a 40-foot roadway with lU-:oot parktisays, and shall be dcdicated to
the City of Anaheim.
2. That the east-west portion of the propose~9 street shall be 4 feet• in wi<ith, to
provide a 40-foot roadway v~ith a 10-foot parkway on the south, ano a 4-foat
parkway on the north, and shall be dedicated to the City of Anaheim.
3. That street improvement plans shall be prepared and all engineering requirements
of the City of Anaheim along the proposed street and alley, such as curbs and
gui:ters, sidewalks, street grading and paviny, drainage faciiities, or other
appurtenant work shall be completed as required by the Gity Engineer and in
accordance with standard plans and specifications on file in the office of
the City Engineer; and that a bond in an amount and form satisfactory to the
City of Anaheim shall be posted with the City to guarantee the installation
of said engineering requirements.
4. Delete.
5. That tne owner(s) of subject property shall pay i:o the City of Anaheim the
sum of 15¢ per front foot along the proposed street and alley, for tree planting
pur~~oses.
6. That a reversion to acreage of the subject property be submitted to the City of
Anaheim for approval and then be recorded in the office of the Orange County
Recorder.
7. That trasti storage areas shall be provided in accordance with approved plans an
file with the ofFice of the P.irector of Public Wo~;;s.
8. That fire hydrancs shall be installed as ~•equired and determined to be necessary
by the Chief of the Fire Departrr~ent.

10. That Condition Nos. 1, 2, 3, 5, and G, above mentioned, sh~ll be complied ~n~i.th
prior to the time that the Building Peimit is issued or uvitnin a period oi 1F~0
days from date hereof, whichever occurs first, or such :urther time as the Commission
or City Council may grant.
11. Ihat Condition Nos. 7 and 8, above mentioned, shall be complied with prior to final
' building and zoning inspections.
12. That any air-conditioning facilties proposed shall be properly shielded from view.
13. That subject property shal.l be developed substantially in accordance with plans
and specifications on file with the City of Anaheim, marked olot No~ 1, Exhibit No. 1.
Revision No. 1; and Exhibit PJos. 2, 3, and 4, provided, however, that parking shail
be 1'-~ spaces per dwelling unit, as stipulated by the netitioner.
14. That 1:his conditional use permit is granted subject to the comp]etion of Reclassi-
fication No. 63-64-103.
