NOW, 'I'HEREFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby gr~~nt subject
Petition for Variance, upon the following conditions which are hereby found to be a necessary prerequisite to the pro-
posed use of the subject property in order to preserve the safety and general welfare of the Citizens of the City of
Anaheim.
1. That street lightina facilities along Claudina Way and Katella Avenue shall be in-
stalled as required by the Director of Public Utilities and in accordance with standard plzns
and specifications on file in the uffice of the Director of Public Utilities; and that a bond
in an amount and form satisiaciory to the City of Anaheim shall be posted with the City to
guarantee the insi.allation of the above mentioned requirement.
2. That trash storage areas shall be provided in accordance with approved plans on file
with the office of the D~rector of Public Works.
3. I'hat fire hydrants shall be installed as required and determined to be necessary by
the Chief of the Fire Deoartment.
~. TfiBt any air-conditioning facilities proposed shall be properly shielded from view.
5. That the final parking plan be approved by Development Review, and any landscaped
areas in the parking area shall be protected with 6-inch hiyh concrete curbs, and concrete
wheel stops shall be provided for all parking spaces.
6. That a 10-foot wide landscape strip aio~g •the Katella Avenue {rontage shali be
orovideci, and that one tree per 10,000 square fee•t of parking areas located within 200 fe~t of
Katella Avenue shall also be provided, a11 landscaping shall be permamently maintained; and
that ~lans for said landscaping shall be submitted to and approved by the Superintendent of
~arkway Maintenance.
7. That Conditi~n No. 1, above mentioned, shall be complied with prio: to the tirre that
the Building Permit is issued or within a period of 180 days from date hereof, whichever
occurs first, or such further time as the Commission or City Council may grant.
8. That Condition Nos. 2, 3, 4, 5, and 6, above mentioned, shall be complied with prior
to final building and zoning inspectiors.
9. That subject property shall be developed substantially in accordance with nlans and
specifications on file with the City of Anaiieiin, rnar.ked Exhibit IJos. 1 and 2.
