WHEREA5, the Clty Planning Comcr~ission did hold e publlc hearing et the City Hall in the City ot Aneheim on
September 22, 1969~ et 2:00 o'clock P.M. notice oE seid public hearing having been duly given es requlred by
lew end in eccordence with the provislons of the Anehelm Municipel Code, Chapter 18.72, to heac and canslder evidence
for end againat setd proposed reclasslfication and to investigete and meke (indings and cecommmdations in connection
therewith; and
'_ WHEREAS, soid Commission, efter due inspection, investigetion, end study mede by itaelf end in its behelf, and
efter due connideratioa of ell evidence end reports otfered et seid hearing, does find end determine the following fects:
1. Thnt the petitioner proposea a recleseiticetlon of the above described property (rom the R-A, Agricultural,
Zone to the C-1, General Commercial, Zone.
2. That the proposed raclassification is in conformance wit',1 the General Plan.
3. That the proposed recleRSificetlon of aubject property iR necessery and/or desirable for the orderly and pro-
per development oE thr communlty.
4. Thet the proposed recleaslficetlon of aubJeC%'. ~~toperty doea properly relete to the zones end their permitted
usee locally esteblished in close proximlty to 6abject property end to the zones end their permitted uses generelly esteb-
lished throughout the communlty.
5. That the proposed reclassi.`;.~.ation ~f subject property requires the dedication and
improvement of abutting straets in „cr.ordance with the Circulation Element of the General Plan,
due to the anticipated incr-:;p in traffic which will be aenerated by the intensification of
land use.
6. That since the petitioner has stipulated that no additional ~,~~aivers would be required,
initial deve:.opment of subject property could occur with either Phase 1 or 2.

NOVJ, THEREFORE, SE IT RESOLVED that the Aaaheim City Plannina Commiss;.on does hr:eby
recommend to the City Council of the City ~f Anaheim tnat sub;ect Petitlur. for R~c,lassz~^
fication be app-oved and, by so d~ing, that Title 18-Zoning of the Anahaim Municipal Co~;F
be amended to exclude the above described oroperty from the R-A, Aoricultural, Zone and to
incorporate said described property into the G 1, General Co~mesr.iai. 7.one, ~;por~ the folloi•r
ing conditi~~u which are hereby found to be a necesszry prerequisi',~ t~, th~e caioposed use or
subject property in order to preserve the safety and qeneral welfaz~_ o: -;,,~ ~i~it?n, o.' the
City of Anaheim.
1. That the o~h~ner of subject property shali deed to the ~ity of ".noheirr. a st_iri of .and
32 feet in ti~iidth from the centerlin? of the street a'onq Rcmneya Drive, for st.?;:e~ widening
purposes.
2. That all engineering requirements of the City of Anaheim alonq ??omneya Drive, in-
cluding oreparation of imorovement plans ano installation of all imp*ovements, such as curbs
and gutters, sidev~alks, street 9radina ~nd paving, drainage facilities, or other anpurtenant
/~ork, shall be complied vrith as required by th~ City Enaineer and in accordance •r;ith standard
qlans and specifications on file in the office of the City L-ngineer, and *_hat street liohting
facilities along Romneya Drive and Euclid Street shall be installed as required by the
Director of ?ublir, Utilities ano in accordance with star,dard plans and ~pecifications on fiJe
in the office of the Director of Public Utilities, and that a bond in an amount and *orm
satisfactory to the City of Anaheim sha11 be posted v~ith the City to guarant~e the install-
atior. of the above rnentioned requirernents.
3. That the oxmer of subject property shall pay to the City of Anaheim the sum of 15¢ p~:
front foot along Romneya Drive and Euclid Street, fo: tree planting nurposes.
4. That the sidevdalks and drivev;ays shall b~ installed alono cuclid Street, as required
by the City Engineer and in accordance with stanoard plans and specifications on :ile in the
office of the City Engineer.
5. That trash st,orage areas shs1~ be provided in accordance with approved plans on °ile
with the office of the Dirertor of Pubiic Works.
o. That fire hydrants shall be installed as required and dete:mi~~ed to be ne~:essary by
the Chief of the Fire Department.
7. That a 6-foot masonry w•ail shall bc constructed alon9 the sast and south adja:.er.t to
the existinq residential developments.
8. That any ai:•conditioning facilities proposed sha11 be prc_erly shielded .ror~ vic:^,
and the sound shall be buffered from ~djzcent residential homes.
9. That any parking area lighting shal: be liahted v~ith rovm-liqhting a maximur,~ ~-~r,e±
in height and shall be directed away from the property lines to protect tne residentiol
integrity of the area.
10. Subject development shali be served by underground utilities.
11. That Condition Nos. 1, 2, and 3, above mentioned, shall be complied with within a
neriod of 180 days from the date hereof, or such further time as the City Council ~ray grant.
12. ihat Condition ~;os. 4. 5, 6, i, R, 9, and 10, above mentioned, shzll b'e complied with
prior to final building and zonina inspections. `
