2, That under thP autho.rity of Code: Section 18.64.070, waiver of ihe maximum
building height and setback fx•om R-A Zoned property is tiereby granted on the basis that
the City of Fullerton water facilities are located on the R-A property to ±he north,
and said facilities are proposed to be in existence for a minimum of 50 more years.
3e That under the authority of Code: Section 18.64.070, waiver of the required
tree screening adjacent to R-A Zoned property is hereby granted on the basis that the
existing uses of the property to the north would not be affected by the proposed use,
and that landscaped fencing already exists on the property to the north.
4., That the proposed use uvill not advezsely affect the adjoining land uses and
the growth and developme~t of the area in which it is proposed to be located.
5o That the size and shape of the site proposed for ihe use is adequate to
ailow the full development of the proposed use in a manner not detrimental to the
particular area nor to the peace, health~ safety and general welfare of the Citizens of
the Ci~;y nf Anaheimo
6. That the granting of the conditic~ai use permit under the conditions imposed,

NOW, THF.REFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby gz•ant
: suajeci Petition for Conditional Use Permit~ upon tne following conditions which are hereby
~ found to be a necessa:y prexequisite to the proposed use of the subject property in order to
` preserve the safety and general welfare of the Citizens of the City of Anaheimo
~; 1. Tnat the owner of subject property shall deed to the City of Anaheim the strip of land 45
~~ feet in width from the centerline of the street along Harbor Bouleva~d~ for street wideniny ~xsposes
i 2. That the owner of s~bject property shall pay to the City.of Anaheim the sum of $2.00 per
i front foot along Harbor Boulevard, for street lighting purposes.
, 3. That the owner of subject property shall pay to the City of Anaheim the sum of 15~ per front
foot along Harbor Boulevard, for tres pianting purposese
4. That a Parcel Map to record the approved division of subject property be submitted to the
City of Anaheim for approval and then be recorded in the office of the brange County Recorder.
5. That the sidewalks, and~or driveways shall be installed along Harbor Boulevard, as required
by the City Engineer ,:,nd in accordance with standard plans and specifications on file in the office
of the City Engineer„
6. That fire hy9rants shall be installed as reGuired and determined to be necessary by the
~ Chief of the Fire Department.
7. That a 6-foot masonry wa12 shall be c~nstructed along the north property line extending
easterly from the proposed structure to Hartor Boulevard.
8• That any sir-conditianing facilities proposed shall be properly shielded from view.
9. That the 14-foot high entranceway from La Pa?ma Aver,ue shall be clear of all obstructions,

10. That kitchen efficiency units with a maximum of 6-cubic foot refrigerators; two burner
~ stoves, excluding oven and baking facilities; and single compartment sinks may be provided; with
~; the exception that the manager's unit will be allowed to have full kitchen `acilities.
