TONS, 903 South Agate, Analieim, California 92804, Ownrrs; JAMES HODGES, 903 South Agate, Anaheim, California 92804, Agent of cer;,ain real property situated in the City of Anaheim, County of Orange, State of California, described as Lot 23 oi Tract No. 3611, as per map recorded in Book 132, Pages 20 and 21 of Miscell~neou;, Maps, in the office of the County Recorder of said County. Except an undivided ~ of all minerals, ores, precious and useful metals, substances and hydrocarbons of every kind and c:haracter, including petroleum, oil, gas, asphaltum and tar, as granted to Elaine Seitz Eley, a married woman, by deed filed April 22, 1954 as document No. 28994, in the office of the Registrar of Titles. That the petitioner proposes a reclessificetion of the above described property frem the R-A, Agricultural, Zone to the R-3, Multiple Family Residential, Zone. 2. That the proposed reclassification is in conformance with the Preliminary General. P1~,~ - 1969, and land uses to the east, west, and north. 3. Thet the proposed reclessificatton of subject propedy is necessary and/or desirable fot the orderly end pro- per development of the community. 4. That the proposed recloasiEicntion of aubj~ect ptoperty does properly relete to the zones end theit permitted uses locelly established in close proximity to aubject property end to the zones end their permitted uses generelly esteb- liehed throughout the communlty. R-A -1- ~ ~ .~ NOW, ~EREFORE, BE IT -~ SOLVED that W~ An~heim City Ptunnic ;E:o:nmia~ion does hereby recommend to the City Council of Ehe City ofvAnaheim that subj~ct P~Ution for R~c1~saIfic~tion be ~ppcoved ~nd, by so doing, thot Title 1&Zoning of the Aaaheim Municip~l Gie be ~meeded to exclude the ~bove described property from tF~ R-A, Agricultural, Zone and to incorporate said described property into the R-3, Mul'tiple Family Residentiai, Zone, upon the following conditions which are liereby found to be a nec- essary prex•equisite to the proposed use of subject property in orde~r to preserve the safety and general welfare of the Citizens of the City of Anaheim. 1. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 2. That fire hydrants shall be installed as required ar~d determined to be necessary by the Chief of the Fire Deaartment. 3. That subject property shall be served by underground uti.lities. 4. That any air-cor.ditioning facilities shall be properly shielded from view, and the sound buffered from adjacent residential homes. 5. That Condition Nos. 1, 2, 3, and 4, above mentioned, shal.l be comolied with prior to final building and zoning inspections. 6. That the ownars of subject property shall pay to the City of Anaheim the sum of $75 per multiple-family unit, to be used for park and recraation purposes, said amount to be paid at the time the buiiding permit is issued.
