A RESOLUTION OF THE CITY PLANNING COMMISSIOPI OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE PERMIT N0. 1138 gE GRANTED
WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition For Conditional
Use Pecmitfrom RAYMOND SPEHAR, 913 Paloma Place, Fullerton, California 92632, Owner; PRESLY
DEVELOPMENT COMPANY, 4500 Campus Drive, Newport Beach, California 92660, Agent of certain
real property situated in the City of Anaheim, County of Qrange, State of California,
described in Exhibit "A" attached hereto and referred to herein as though set forth in full.
; and
WHEREAS, the City Planning Commission did hold a public hearing at the City Hall in the City of Anaheim on
OctOber 6, 1969 at 2:00 o'clock P.M., notice of said public hearing having been duly given as required by
law and in ecrnrdance with the provisions of the Anaheim Municipel code, Chapter 18.64, to hear and consider evidence
for and agair.st said proposed conditional use ar.d to investigate and make findings and recommendations in connection
therewith; and
WHEREAS, said Commission, ~fter due inspection, investigetion, and study mede by itself and in its behalf, and
after due consideration of all evidence and reports offered at said hearing, does find and detertnine the follo wing facts:
1. Thet the proposed use is properly one for which a Cor.ditional Use Permit is authorized by Code
Section 18.64.020(2-d), to wit: establish a 347-space rnobile home park on subject property.

~~ the area in which itis proposed to be loceted.
~ ~ 3. Tha: the size and shape of the site pro~osed for the use is adequate to atlow the full development of the
~ ~; pmposed use in e manner not detrimental to the perticuler erea nor to the peace, hralth, safety, and general welfere of
~. the Citizens of the Ciry of Anaheim.
~ I;' 4. That the granting of the Conditional Qse Peimit under the conditions imposed, if any, will not be detrimental
I; to the peace, health, safety, and general welfare of the Citizens of the City of Anaheim.
5. That the petitioner stipulated to providing piumbing in the mobile home park that
~` will serve all trailers and nut be restricted to "Cali~`ornia approved trailers" only.

Couri of Califorr.ia, a certified copy of which was recorded
February 8, 1874 in Book 28, page 158 of Deeds in the office of
the County Recorder of Los Angeles County, California, described

Petltion for CondItfonal Uae Permit, upon the tollowing conditions which are hereby found to be e neeessary prerequisite
to the proposed use of the subJect propecty in order to presave the safety and generel welfece of the Citizens of the
City oE Aneheim:
1. That this conditional use permit is granted subject to the completion of Reclassi-
fication No. 69-70-18.
2. That the proposed development shall be in accordance with the requirements of the
State Trailer Act, and that plumbing shall be provided in ordar that the mobile home park
will accommodate all trailers and not be restricted to "California approved trailers" only.
3. That a 6-foot masonry wall shall be constructed alonq the north and east property
lines, and to the rear of the 20-foot wide, required front landscaped area fron•ting on
La Palma Avenue.
4. That Condition Nos. 2, and 3, above mentioned, shall be complied with prior to :inal
building and zoning inspections.
5. That the cwner of subject property shall pay to the City of knaheim the s~m of $50
per mobile home space, to be used for park and recreation purposes, said amount to be paid
at the time the building permit is issued.
6. That subject property shall be developed substantially in accordance wi±h plans and
specifications on file with tha City of Anaheim, marked Exhibit Nos. 1, ~, and 3.
