NOW, THEREFORE, BE 1T RESOLVED that the Anaheim City Planning Commission does hereby grant subject
Petition for Variance, upon the following conditions which are hereby found to be a necessary prerequisite to the pro-
posed use of the subject property in order to prese~ve the safety and general welfare of the Citizens of the City of
Anaheim.
1. That the owners of subject property shall deed to the City of Anaheim a strip of land
45 feet in width from the centerline of the street along Manchester Avenue, for street widen-
ing purposes.
2. That the owners of subject property shall pay to the City of Anaheim the sum of $2.U0
per front foot along Manchester Avenue and Lincoln Avenue, for street lighting purposes.
3. 1'hat ~he owners of subject property shall pay to the City of Anaheim the sum of 15~
pes front foot along Manctiester Avenue and Lincoln Avenue, for tree planting purposes.
4, That a Parcel Map to record the approved division of suhjeci property be submitted to
the City of Araheim for approval and then be recorded in the effice of the Orange County
Recorder.
5. That the sidewall:s shall be installed along Nanchester Avenua, as required by the City
Engineer and in accordance with standard plans and specifications on file in the office of tne
~ity Enginee*.
6. That trash storage areas shal? be provided in accoruance with approved plans on file
with the office of the Director of Public Works.
7. That any air-conditioning facilities proposed shall be properly shielded from view.
8. That Condition Nos. 1, 2, 3, 4, 5, 6, and 7, r•b;;,e mentioned, shall be complied with
prior to final building and zoning inspections.
9. T,yat subject prooerty shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked Exhi'ait Nos. 1 and 2, provided, how-
ever, that the wall along the Manchester Avenue frontage is set back a minimum of 3-feet from
the ultimate right-of-v:=y, and that landscaping shall be provided between the wall and the
right-of-way, as stip~lated to by the petitioner.
