WHEREAS, the City Plenning Commission of the City of Aneheim did ceceive e vcrified Petition for Reclassifir.a-
tionf:cm ALICE ADELL BRADY FIVA AND BARBARA JEA~ HIDLE, 12802 Garden Grove Baalevara, Gar~en
Grove, California 92640, Owners; PUNDEROSA HOMES, INCORPORATEU: ATTENTION: N~R, GARRETT,
4570 Campus Drive, Newport Beach, California 92660, Agent of certain real property situated in
the City of Anaheim, County of Orange, State ~f California, described in L-xhibit "A" attached
her2ro and referred to herein as though set forth in full.

WHEREAS, the City Planning Commission did hold a public hearing et the City Hell in the City of Aneheim on
October 20, 1?h9, , at 2:00 o'clock P.M. notice of said public heering having been duly given es required by
law end in accordance wilh the provisions of the Maheim Municipal Code, Chepter 18.72, to heer end consider evidence
for snd ageinst said proposed reclassification and to investisate and meke findin6s end recommendaticns in connection
therewith; end
WHEREAS, said Commission, a(ter due inspection, investigetion, and study mede by itself and in its behalf, and
eftet due consideration of all evidence and repocts ofEered at soid heering, does find end determir,e the following facts:
1. That the petitioner proposes a reclessificetion of the above described property from the R-A, Agricultura 1,
Zone to tha R-2-50U0, One Family Zone.
2. That the proposed reclassification, as recommended for approval, is in conformance
witli the Prel~minary General Plan - 1969 and land uses presen±ly esi:ablished in this general
area.
3. That the Planning Commission hereby recommends to ti~e City Council that those lots
abutting R-1 Zoned properties to the east be denied for R-2-5000 Zoning and be reclassified
to the R-1, One Family Residential, Zone as has been required of other developers of properties
in this area.
`~- That the proposed reclessificati~n of subject pro}~erty is necessery end/or desireble (or the orderly and pro-
per development of the community.
5• Thet the proposed reclassification of subject property does properly relete to the zones end their permitted
usea locally established in close proximity to subject property end to the zones and their permitted uses generally estab-
lished throughout !he community.
b. That the proposed reclassification of subject property requires the dedication and
improvement of abutting streets in accordance vrith the Circulation Element of the General Plan,
due to the anticipated increas~ in traffic which will be generated by the intensification of
lans use.
7. That one person appeared, representing six persons present in ihe Council Chamber, in
opposition to approving the requested zoning without r_onsideration of commitmerrts made by the
Planning Commission and City Council to require R-1 lots in conformance with Code adjacent
to the existi.ng R-1 homes to the east.

Residential, Zone on Portion "A", and R-2-5000, One Family, Zone on Poi•tion "B", up~n tl:e
following conditions which are hereby found to be a necessary prerequisite to the proposed use
of subject property in order to preserve the safety and general welfare of the Citizens of the
City of Anaheim.
1. That a final tract map of sub;;~ct property shall be submitted to and approved by the
City Council and then be recorded in the office of the Orange County Recorder.
2. That the owners of subject property shall pay to the City of Anaheim the sum of $125
per singZe-family unit, to be used for park and recreation purposes, said amount to ba paid
at the time the building permit is issued.
