WHEREAS, the Clty Plannirtg Commission of the City of Anahetn did receive a vedfied Petition for Reclaasif3ca-
tionfrom HUYETT HOWARD GAINES, 899 South West Street, Anaheim, California 92802, Owner of certain
real property situated in the City of Anaheim, Coun;y of Osange, State of California, described ~
, beqinning at the southeast corner of said Lot 30, being the ini.ersection of the center lines of
Ball Road and West Street, as shown on raid maps thence seuth 89° 56' 56" West 388.70 feet along
the southerly line of said iot 30, to the southeasterly corner. of the land conveyed to Fannie
~ Moore, by deed recorded March 2, 1929 in Book 251 Page 139 of Official Recordss thence North
0° 23' 00" West 785.46 feet along the easterly line of said la~d to the northeasterly corner of
, said land; thence North 78° 20' 00" East 166.00 feet to the easteriy line o: s~id Lot 31, being
the center line of said West Street; thence southeasterly 861.95 feet along the easterly line
of said Lots 30 and 31 to the point of beginning. Except that portion thereof lying southerly
of the following described lines Beginning at a point on the Westerly line thereof, South
0° 17' 34" East 157.76 from the northwesterly corner thereof; thence North 74~ 25' 12" East
174.83 feet to the ~outhwesterly line of said West Street: thence at right angles North

November 3. 1969, et 2:00 o'clock P.M. notice of said public he~ring havin~ been duly given as requfred by
law and in accordance wIth the provielons of the Mahelm hlunicipal Code, Chapter 18.72, to hear and consider evidence
for and a~airtat soid propoeed recleaeification ~nd to inveatigate and make flndings and recommend~tfons in eonnection
therewith; and
WHEREAS, aaid Commieaion, after due inspection, investi~~tion, and study made by it~eif and in ita behalf, and
ofter due consideretton oE ail evidence ~nd reports otf~nd ~t said herrin~, does find and determine the following facta:
1. That the petltioner p~opos~e ~ recl~soiEic~tion ot the ~bove described property from the R-A, AGRICULTURqL
ZONE to the GR, COMMERCIAL-R~CREATION, ZONE.
2. That the scope of th~ nroposed rec)assification, if approved, does not warrant an
amendment to the General Plan at the present time; however, its relationship to the
General Plan symbol will be considered at the next annual review.
3. That subject property is immediately adjacent to other property that has been
appr.oved for C-R zoning.
4. That the propoeed recloseiflc~tion of iubJect property in necear~ry ~nd/or desirrble for the orderly end pro-
per development of the eommunity.
5. That the propoeed reclas~i(lcation of eubject property does properly relate to the zonea end their pertnitted
ueee loeally est~blished in cloae pcoximily to aubject property snd to the zonea and their permitted uses generelly estab-

R-A, Agricultural, Zone and to incorpoz8te said described property into the C-R, Comfnercial
Recreation, Zone, upon the following conditions which are hereby found to be a necessary pre-
requisite to the proposed use of subject property in order to preserve the safety and general
welfare or' the Citizens of the City of Anaheim.
1 That the owner(s) of subject property shall pay to tha City of Anaheim the sum of $2.00
per fron•t foot along West Street~ for street lighting purposes.
2 That the ovmer(s) of subject property s}:all pay to the City of Anaheim the sum of 15a
per front foot along VJest Street, for tree planting purposes.
3 That trash storzge areas shall be provided in accordance with approved plans on file
with the office of the Director of Public Works.
4 That fire hydrants shall be installed as required and determined to be necessary by
the Chief of the Fire Depari.ment.
5 That all air-conditioning facilities shall be properly shielded frort. ~iew, and the
sound shall be buffered from adjacent residential homes.
6 That any parking area lighting proposed shall be down-lighting a maximum height of
6-feet, which lighting shall be directed away Lrom the propei•ty lines i:o proteci,
the residential integrity of the area.
7 That subject property shzll be ser~_i by underground utilities.
B Prior to the introduction of an ord'.na~ce rezoning subject property, Condition Nos-.
1~ and i, above mentioned, shall be ce•-,pleted. The provisions or rights granted by
this resolution shall become ~ull and ~oid by action of the City Council unless said
conditions are complied with within i8U days from the date hereof~ or such further
time as the City Cour.cil may grant.
9 That C:ondition Nos. ;, 4, 5, 6, and 7~ above mentioned, shall be complied with prior
to final building and zoning inspections.
