Sectio'~ 18.52.050(1-a) and 18.52.050(1-g) to wit: expand an existing non-conrorming
transit and transportation equipment storage yard, including the future establishment
of an enclosed restaurant. with waiver of:
SECTIOI~ 18.52.060(3-b) - Enclosure of outdoor uses. (6-foot masonrv wall
required; 6-foot chain link fence proposed).
2. That waiver of the requirEd 6-foot masonry wa11 to construct a 6-foot chain
link fence is hereby granted in part under authority of Section 18.64.070, for the
west and north property lines only, howe•der said ci~ai~link fence snould have aluminum
slats interwoven withi:i the fence :n such a manner so as to completely shield subject
property from view of e.otorists and adjoining properties.
3. That the propc,yed use, as aoproved, will not adversely affect the adjoining
land ~ses and the growth and develooment of the area in which it is proooseri to be
located.
4. That the size and shape of the site proposed for t!~e use is adequat= to allow
the full development of the proposed use in a manner not detrimental to the ~~articular
area nor to the peace, health, safety and general welfare of the Citizens of tha City
of Anaheim.
5. That the granting of the Conditional Use A~rmit, as approved, under the
conditions imposed. if any, will not be detrimental to the peace, health, safety and
general welfare of the Citizens of the City of Anaheim.
6. That 5 persons appear?d in opposition to waiver of the required 6-foot masonry
wall to enclose the proposed ou±door use.

; NOW, THEREFORE, BE IT RE5 OLVED that the Anaheim City Planning Cominission oo-~ ;~e:r-by
grant subject Petition for Conditional Use Permit, upon tne following conditions :~~i_i
are hereby found to bea necessary orerequisits to the propo~ed use uf subject pio,.r:~•,
~ in order to oreserve the safety and general welfare of the Citizer,s of th~ City o; Anaheim.
1. That the owners o: subject orooerty shall deed to the City oi Anaheim a stsi~: o'
land 45 feet in width on Blue Gum Street, and 32 feet in width on Coronaoo Street, r:o~r.
the centerline of ttie street, for street widening purooses.
2. That all engineering requirements of the City of Anaheim along Blue Bum 5tre~t
and Coronado Street, includinq preparation of improvement plans and installation of all
improvements, such as curbs and gutters, sidewa?ks, street grading and paving, d:airaye
facilities, or other appurtenant work shall be complied with as required by the Cit~
Engineer and in accordance with standard plans and soecifications on file in the office
of the City Engineer, and thet street lighting facilities along Blue Gurn Street and
~ Coronado Street shall be installed as required by the Director of ?ublic iJtilities, and
that a bond in an amount and form satisfactor~. to the City of Anaheim shall be oosted with
the City to guarantee the ~nstallation of the above mentiored requirements.
3. That trash storage areas shall be orovided ir, accordcnce with aoproved p:ans or~
file with the office of the Director of Public Works.
4. That fire hydrants <,hall be installed as required and dete:mined to be necessary
by the Chief of the Fire Dcpartment.
5. That all air-conditioning Facilities shall be pzop~rly shielded from vie~N.
6. That the existing structures shall be brought up to the minimum standards of the
City of Anaheim, ir.cluding the Uniform BuilJiny, Plumbina, Electrical, Housing, Mechanical
and Fire Codes as adopted by the City c~r Anaheim.
7. That the entire area of subject prooerty, excepting structure locations anG re-
quired landscaoing areas, shall be paveo nrior to utilization of subject pronerty for the
purposes grant?d un~er this cor.ditional use ~ermit; provided, however, any portion of
subject property that is not to be usud or developed for the activities granted herein
neeo not be paved until such use of ~uch areas is contemplated; and further provided, that
a temporary barrier sufficien` to orevent the movement of trucks and other vehicles irom
paved areas to unoaved areas, shail be ~onstructed al4rg the boundaries seoarating said
paved areas from said unpaved areas in order to prevent the creation of a nuieance due to
dus t.
8. That Condition idos. 1, 2, 3, 4, 5, 6, and ~, above mentioned, shall be complied
with within a period of 60 days r'rom date hereof, or such other time as the Planning
Commi.ssion or City Council shall determine.
9. Tha± the proposed service station site, as shovrn on Exhibit No. 1, shall be
developed substantially in accordance with adopted Service Station Minimum Si.te Develop-
ment Standards, and that any new structures in addition to the service station shall
conform to the City Council hleta: Building Policy, prior to final bu~lding inspec~ion.
10. That subject property shall be developed substantially in accordance with olans
and soecifications on file with the City of Anaheim, marE;ed Exhibit No. 1, previded, h~w-
evez•, that a 6-foot masonry wall shall be constructed along the Blue Gum Street and
Coronado Street frontages to the rear of the required setbacks along said streets, v~ithin
a period of 60 days from date hereof, except that said wa;l shall be developed alonq the
north and west boundaries of the proposed service station site, and that a 6-foot chain
link fence with aluminum slats shal] be cor.structed along the west and north prop~rty
lines bf subject property. Furthermore, landscaping in accordance with tt~e N-] Zone site
development standards shall be nrovided betvreen the wall and the p:operty lines on the
easi: and south prior to final buildinq inspection.
