• WHEREAS, the City Planning Commission of the City oE Anaheim did receive a verified Petition tor Conditional
Use Perm;tfrom JC6EPH At~D GRACE ROMO AND FRED AND ALICE SOTOMAYOR, 744 North East Street,
Anahei.m, California 92805, Owners of certain real property sftuated in the City of Anaheim,
County of Orange, State of California, described as that portion of Lot 1 of Anaheim ~xtension,
as shown on a Map of Surveys made by William Hamel, dated December 11, 1868, signed by A.
~' Robinson, Trustee, and filed in the off±ce of the County Recorder of Los Anqeles County.
Beginning at the Southwest corner of the Land conveyed to Halbert A. Graham and w~~e, by deed
recorded December 30~ 1947, in Book 1611, Page 155 of Official Records• thence South
15° 22' 30" East along the Westerly lina of said Lot 1, 75 feet; thence North 73° 55' 20"
East 270.81 feet; thence North 15° 22' 30" Wes•t, parallel with the Westerly line of said Lot 1,
75 feet to a point which bears North 73° 54' ~5" East from the ooint of beginning; thence
South 73° 5~' 25" West 270.81 feet to the poirt of beginni-~.

WHEREAS, the City Planning Commir;sion did hold a public i earing at the City Hell in thc City of Aneheim on
~ December 29~ 1969~ at 2;pp o'clock P.M., notiee o: said public hearing heving been duly given as required by
law and in acrnrdance with the provisions o( the Aneheim Municipal code, Chapter 1.8.64, to hesr end conaider e~~idence
for and agair.st said proposed conditional use and to investieate and make findings and recommendetions in connection
therewith; and
Wf~EREAS, said Commission, ~fter due inspection, investigetion, and study made by itself and in its beh~l(, und
a(ter due consideration ot all evidence and reports offered at said hearine, does flnd and detecmin~ the following facts:
1. That the proposed use is properly one for which a Conditional Use Permit is euthorized by Code
Section 18.64.020(1-b) to wit: expand an existing chil.d nu~sery to permit a maximum of
56 students and six staff inembers on subject prop2i•ty.
2. That the proposed use will not adversely s(fect thc odjoining lon~ usea end the growth and deveiopment uf
the erea in which it is proposed to be loceted.
3, That the size and shape o( the site proposed for the use is adequete to allow the full developmrnt ot the
proposv.! use in a manner not detrimental to the perticuler areo nor to the peace, health, sefety, end generel wel(ure of
the C;tizens ofthe City ot Anahcim.
4. That the granting of the Conditionel Use Pem~it under the conditions imposed, i( ony, will not be detrimenta:
to the peece, health, safety, end general wel(ure of the Cltlzms ot the City of Anaheim.

Clty of Anaheim:
1. That all structures on subject property shall be broughtup to the minimum standards
of the City of Anaheim, includin9 the Uniform Building, Plumbing, Electrical, Housing,
Mechanical and Fire Codes as adopted by the City of Anaheim, prior to final building and
zoning inspections.
2. That subject pro~erty shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked Exhibit No. 1.
3. That a 6-foot masonry wall shall be constructed along the east property line of subject
property, and that a bond in an amount and form satisfactory to the City of Anaheim shall be
posted with the City to guarantee the installation of said wall within six months from date
hereof; said bond to be postQd prior to the issuance of a building permit for any construction
o~ the property.
