2. That waiver of the minimum ;;ize of req~ired parking spaces is grarted in part
permittiny all parking to be a minimum of 8J x 19 feet, and denying the requcst to perm;t
300 7-~ x 18 foot parking spaces, however, the required number of parking spaces of 14 per
dwelling unit must be provided.
3. That chere are exceptional or extraordinary circumctances because the City of Anaheim
does not have a zone in which higher density development; such at is being proposed can be
constructed; therefore, the requested waivers from the R-3 Code were nece~sary and appropriata
4. That the requested variance will not be materially detrimental to the public welfare
or injurious to the property or improvem,~nts in sucn vicinity znd zone in which the property
is located.
5. That nine persons representing 66 persons present in the Council Chamber appeared
in oppesition, and that a petition signec! by 269 persons and three letters were Teceived, a11
in opposition.
NOW, THEREFOR~, 9E IT R~SDLVED that the Anaheim City Planning Commission does hereby
grant subject Petition for Variance, upo~ the following conditions which are hereby found to
be a necessary prerequisite to the proposed use of the subject property in order to preserve
the safety and general welfare of the Citizens of the City of Anaheim.
1. Tt,at this variance is 9ranted subject to the completion of Reclassification No.
68-69-71.
2. That a 6-foot masonry wall shall be co~structed along the wESt and north property
lines.
3. That any parking area lighting shall be lighted with down-lighting a maximum 6-feet
in height and shall be directed away from the pru~erty lines to protect the residential
integrity of the area.
4, That Condition Nos. 2 and 3, above mentioned, shall be complied with prior to final
bui.lding and zoning inspections.
5. That subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anaheim, marked Exhibit tJos. 1, 2, 3, 4, 5, 6, 7, R,
9, and 10, provided, however~ that all parking spacec shall be a riinimum of B; x 19 feet,
and that the number of parking spaces shall be in conformance with the requirements of the
R-3 Zone.
