NOW, THEREFURE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby recommend to the City Council of the City of Anaheim that subject Petition for Recla6sifica- tion be approved and, by so doing, that Title 18-Zoning of the Anaheim Municipal Code be amended to exclude the aboVe described property from the R-A, Agricultural, Zone and to in- corporate said described prbperty into the C-1, General Commercial, Zone, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of subject property in order to areserve the safety and general welfare of the Citizens of the City of Anaheim. 1. That the owner d~ subject property shall deed to the City of Ar.aheim a strip of land 53 feet in width on Lincoln Avenue and 45 feet in width on R2o Vista Street from the cer.ter- line of the street, for street widening purposes. 2. That street improvement plans shall be prepared and all engineering requirements of the City of Anaheim along Lincoln Avenue and Rio Vista Street, such as curbs and gutters, side- walks, street grading and paving, drainage facilities, or other appurtenant work ;hall be completed as required by the City Engineer and in accordance with standa:d plans and speci- fications on file in the office of the City Engineer; and that a bond in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarantee the install- ation of said engineering requirements. 3. That the oxner of subject property shall pay to the C:ity of Anaheim the sum of $2.00 per front foot along Lincoln Avenus and Rio Vista Street, for street liqhting purposes. 4. That the owner ot subject property shall pay tc the City of Anaheim the sum of 15~ per front foot along Lincoin Avenue and Rio Vista Streat, for tree planting purposes. 5. That a Parcel Map to record the approved division cf subject property be submitted to the City of Anaheim and then be recorded in the office of the Orange County Recorder. 6. Tha•t a 6-foot masonry wall =ha11 be constructed along the south property line. 7. I'hat trash storage areas shall be provided in accordance with approved plbns on file with the office of the Director of Public Works. 8. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department. 9. That any air-conditioning facilities proposed shall be properly shielded from view, and the sound shall be buffered from adjacent residential homes. 10. That Condition Nos. 1, 2, 3, and 4, above mentioned, shall be compiied with within a period of 180 days from the date hereof, or such further time as the City Council may grant. 11. That Condition Nos. 5, 6, 7, 8, and 9, above mentioned shall be complied with prior to final building and zoninu inspections. 12. That ordinances reclassifying the property shall be adopted as each parcel is ready to comply with conditions pertaini.ng to such parcel; PROVIDED, however, that the word "parcel" shall mean presently existing parcels or record and any parcel or parcels auproved by the City Council for a lot split.
