WHEREAS, the Ciry Plenning Commiseion of the City of Anaheim did receive a verified Petition for ReclessifIce-
tion from FRANK JGHN HERTEL, 6216 Brockton Avenue, Riverside, California 92506, Owner; EDWARD
Hertel, 317 Larkspur Avenue, Corona Del Mar, California 92625, Agent of certain real property
situated in the City of Anaheim, County of Orange, State of California, described as Parcel 1:

March 24, 1969, at 2:00 o'clock P.M. notice of said public he~ring having been duly given as required by
law and in eccordence with the provistons of the Maheim Municipel Code, Chapter 18.72, to hear end consider evidence
for and egatnat seid ptopoaed reclossificetion end to investigate and make findings end recommendetions in connection
therewith; end
WHEREAS, snid Commiealon, nEter due innpection, inveatigetion, end study made by itself and in its beholE, and
aEtor due coneideration of nll evidence end reporte offered et said hearing, does find end determine the following fects:
1. Th~t the petitioner proposes a reclaseiEicetion of the ebove deacribed property from the R-A~ Agricultural,
Zone to the R-3, A1ultiple-Family Residential, Z.one.
2. That the proposed reclassification is 'in conformance with the General Plan and
adjoining land uses.
3. That the proposed reclaesification of eubject proparty is necesnary and/or desireble far the orderly end pro-
per development of the community.
4. That ~Me proposed reclaseification of subject property does properly relate to the zones end their permitted
uses locally esteblished in closu proximity to aubject property end to the zones end thetr permitted uses generally esteb-
llshed th:oughout the community.
5. That the proposed reclassification of subject property requires the dedication
and improvement of abutting streets in accordance with the Circulation ~lement of the
General Plan, due to the anticipated increase in traffic which will be generated by the
intensification of land use.

building and zoning inspections.
10. That the owner of sub;ect property shall pay to the City of Anaheim
f ees for each dwelling un~~, as reyuired by City Council resolution, which shall bedusedrforl~n
park and recreation purposes, said amount to be paid at the time the Bui~ding Permit is issued.
