WHEREAS, the City P1enaing Cowmission of the City of M~hde aid nc~iv~ a v~dEied P~tition for V~riance
from TONY JULIAN, 2780 West Lincoin Avenue, Anaheim. California 92801, Owner of certain real
property si•iuated in the City of Anaheim, County of Orange, State of California, described as
the West 100 feet of the East 424 f eet of the North 288 f eet of the north west one-fourt;~ of
the northwest one-fourth of the north east one-fourth of Section 13, Township 4 South, Range
11 West, in Rancho Los Coyote~, as per map recorded in book 51, page 11 of h1iscellaneous Maps,
records of Orange County. EXCEPT an undivided 15~16 interest in the East 10 feet of the South

NOW, THEREFORE, BE IT RESQLVED that the Anaheim City Planning Commission does hereby grant subject
Petition for V~riance, upon the following conditions which are hereby found to be e necessary prerequisite to the pro-
posed use of the subject property in order to prese:ve the safety and general welfare of the Citizens of the City of
Anaheim.
1. That this variance is granted subject the completion of Reclassification No.
63-64-100.
2. That street improvement plans shall be prepared and all engineering requirements of
the City of Anaheim~ along Lincoln pvenue~ such as curbs and gutters~ sidewalks, street g~ ding
and paving~ drainage facilities~ or other appurtenant work shall be completed as required by
the City gngineer and in accordance with standard plans and specifications on file in the
office of the City Engineer; and that a bond in an amount and form satisfactory to the City
of Anaheim shall be posted with the City to guarantee the installation of said engineering.

3. That trash storage areas shall be provided in accordance with approved plans on
file in the office of the Director of Public Workso
4. That a 6-foot masonry wall shall be constructed alcng the east and south property
lines.
5. That any air-conditioning facilities proposed shall be properly shielded from view.
6. That parking areas shall be lighted with down-lighting a maximum 6-feet in height
and shall be directed away from the property lines to protect the residential integrity of
'the area.
7. That Condition No. 2, above mentioned, shall be complied witfi prior to the tim~ that
the Building Permit is issued or within a period of 180 days from date hereof, whichever
occurs first, or such further time as the Commission or City Council may grant.
8. That Condition Nos. 3~ 4, 5, and 6~ above mentioned, shall be complied with prior
to final building and zoning inspections.
9. That ~aubject property shall be developed substantially in accordance with Flans
and specificaticns on file with the City of Anaheims marked E;chibit Nos. 1 and 2,
