WHEREAS, the City Plenning Commission of thP CIty of Anaheim dId recalve e verified Petition for Reclassifica-
tlonfrom WILLIAM L., DORIS M., MARIAN E., DONALD E., AND MARTHA TIJR[~N, 790 Easi Vista Way,
Vista, California 92083, Owners; BARCLAY'S BANK OF CALII~RNIA, 1025 £. Orangethorpe, Anzheim,
California 928U1, Agent of certain real property situated in the City of Anaheim County of
Orange, State of California, described as Lot Nos. 4, 5, and 6, of Tract No. 498,

. WHEREAS, the City Plennln¢ Commission did hold a public hearing et the Clty Hall in the City of Anaheim on
April 7, 1969~ at 7;30o'clock P,M. notice of seid public hearing heving been duly given es required by
lew end in accordence with the proviaions of the Anaheim Municipul Codr, Chepter 18.72, to heac and consider evidence
for and ageinst said pioposed reclassificetion ond to investiQete and meke findings end cecommendations in connectIon
therewith; end
WIiEREAS, said Commission, after due inspection, investigetion, and study made by itself end in Sts behalf, end
efter due consideretion of all evsdrnce and reports offered at seid hearing, does find and determIne the following fects:
1. That the petltionet proposes a reclaseificetion of the above described property from the R-q, Agricultural,
Zone to the C-1, General Commercial, Zone to perroit development of a bank on subject pro ert
2. That the scope of the proposed reclassification, if approved, does not warrar,t an Y,
amendment to the General Plan at the present time, however, its relationship to the General
Plan symbol will be considered at the next annual revic~v.
3. Thet the proposed reclassificetion of subject property is nece~sery end/or desirable [or the orderly and pro-
per development of tl~e cor~munity.
4. Thet the proposed reclassificetion oE subject property does properly relate to the zones and their permitted
uaea locelly estebliahed In close proximity to subject property end to the zones and their permitted usea generelly esteb-
liahed thwughout the community.
5. That the proposed reclassification of subject property requires the dedication and
improvement of abutting streets in accordance with the Circulation Element of the General
Plan, due to the anticipated increase in traffic which will be yenerated by the intensifi~ation
of lar.d use.

~° ~s City Councii of the City o~• Anaheim that aubject Petltion for Reclaesification be epproved end, by so doing,
thet Title 18-Zoning of the Anaheim Municipel Code be emended to exclude the above described property from the
R-A, Agricultural, 2one and to incorporate said described prooerty into the C-1, General
Commercial, Zone, upon the following conditions which are hereby found to be a necessary
prerequisite to the proposed use of subJect property in order to preserve the saf ety znd
general welfare of the Citizens of the City af Anaheim.

2. That street improvement plans shall be prepared and all engineering requirements of the
City of Anaheim along Katella Way and Mountain View, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities, or other appurtenznt work shall be completed as
required by the City Engineer and in accordance with standard plans and specifications on file
in the office of the City Engineer; and that a bond in an amount and form satisfactory to the
City of Anaheim shall be posted ~vith the City to guarantee the installation of said engineering
~ requirements.
3. That the owners of subject property shall pay to the City of Anaheim the sum of $2.00
per front foot along Katella VJay and Mountain View, for street lighting purposes.
4. That the owners of subject property shall pay to the Cit of
front foot along Katella Way and Mountain View, for tree planting purposesirn the sum of 15~ per

., 11. That Condition Nos. 5, 6, 7, 8, and 9, above mentioned, shall be complied with prior
to final building and zoning inspections.
