That the proposed reclassificat`_o~ as well as existing zoning of the pcoperty ic in conformance with the 1969 Preliminary Gener~l Plan. 3. That approved R-3 zoning on subject property could prove to be detrimental to the adjoining R-.l subdivision to the west due to the potential population and dwelling unit density that could be developed on the property. 4. That the proposed developnent, as presented, could be established within the existing zoning on the property with the exception that the building site area per dwelling unit is slightly less than the minimum permitted by Code, however, since the deviation is minor, the R-3 zoning is dEemed un~ecessary. 5. That the petitioner stipulated to development within the existing zonino. 6. That the propesed reclassi`:cation of subject property is not necessary and/ or desirable for the orderly and proper r9evelopment of the community. ~. That 8 persons appeared in opposition, representinq 16 persons pre=ent in the Council Chamber, and that a petitio~ signed by 25 persons, all residents in the R-1 subdivision, was received in opposition to granting the R-3 zoning. „~ RD _ j.
