Section 18.52.050(2-a) tu wits establish retail distribution of tires, appliances
and furnit~~*e to employees of the surrounding industrial facilities on subject
property with waivers of:
(a) SECTiON 18052.050(2) - Minimum site area for a retail service center
in the industrial zone. (5 acres requireds
less than 1 10 acre proposed).
(b) SELTION 18.40,070(4-a-2-f - P;~mber of repuired parkinq spaces for retail
commercial uses. (10 arkina s aces req~ired;
6 ~arkinq spaces proposed .
2. That under the authority of Section 18.64,070, waiver of 1(a) above is hereby
granted on the basis that the use has been established on subject property and has not
evidencPd any deleterious effect to other uses established in this general area.
3. That under the authority of Section 18.64.Q70, waiver of 1(b) above is hereby
g.3nted on the basis that the existing parking is adequate since many of the employees
' patronizing this facility walk to subject property.
4. That the proposed use will not adversely affect the adjoininq land ~ses and
the growth and development of the area in which it is proposed to be located.
, 5. That the size and shape of the site proposed for the use is adequate to allov~
the full development of the proposed use in a manner not detrimental to the particular
area nor to the peace, health, safety, and general welfare of the Citizens of the City
~ of Anaheim.
6. ihat the granting of the Conditional Use Permit under ~he conditions imposed,
if any, will not be detrimental to the peace, health, safety and general welfare of the
Citizens of the City of Anaheim.

NOW, THEREFORE, BE IT RESOLVED that the M~hdm City Pl~nning Cnmmteeion does hercby grant aubject
Petition for Conditionol U~e Permit, upon thc Eollo~:ng conditfons ahlch are hereby found to be a necessery premquisite
to the pmposed u~e oE the subject property in orc:er to preserve the safety end 6enerai welfare of the Citizens of the
Clty of /.n~heim:
1. That subject property shall be developed substantially in accordance with plans
and specifications on file with the City of Anaheim, marked Exh~bit Idos. 1, 2, and 3.
2. That no general retail operation shall oe permitted except as pr ~ ently exists
with retail sales to the industrial employees in the general ai•ea; and tliat no advertising
either tiiru printed publication, or on-site or off-site signs shall be permitied, except
as specifically permitted in Code: Section 18~52.050(2-a)„
