WHEREAS, the City Planning ComTission of the City of Anaheim did receive e verified Petition for Con-
ditional Use Permit Crom SHELDON GOLISGN, 1505 Beachcomber Drive, Seal Beach, California 90740~
Agent of certain real property situated in the City of Anaheim, County of Orange, State
of California, described as the West 50.00 feet of the East 253.00 feet of the North 257.00
feet of the northeast quarter of the southeast quarter of Section 13, Township 4 South,
Range 11 West in the Rancho Los Coyotes, as per map recorded in book 51, page 11 of
Miscellaneous Maps, in the office of the county recorder of said county. Said land is
included within the area shown on a map filed in the office of the county recorder of
said Orange County, in book 13 page 44 of Parcel G1aps, in the o:fice of the Orange County
Recorder.

WHEREAS, the City Planning Commission did hold e public hearing et the City Hall in the City of Anaheim
a~ June 29, 1970, ot ?.:00 o'clork P.M., notice of said public hearing heving bcen duly given
as required by law and in eccordence with the prcvisions of the Meheim Municipel code, Chapter 18.64,to hear
, and consider evidence for end ageinst 3aid proposed cond'stione! use end to investigete end make findings and
; recommendotions in connection therew?th; and

~ K'HEREAS, seid Commission, after due inspection, investigetion, and study mede by itself end in its be-
halE, end ofter due consideration of all evidence and reports offered at seid hearing, does (ind and determine the
following fects:
1. Thet the proposed use is properly one for whlch a Conditionel llse Permit is authorized by Code ;
Section 18.64.020(1-f and 1-g) to wit: establish a orivate educational club and
day camp having outdoor facilities for childrer..
2. That the proposed use would create an undesirable living environment for the
adjoining single family residents.
3. Tliat the size of the parcel would be inadequate to serve the number of children
of varying ages proposed for subject property.
4. That development of this parcel and property to the west for professional
office use would be more appropriate for and cempatible with the adjoining land us,es
than the use proposed.
5. That inadeyuate parking was proposed fur cars for the instructors and buses
for transporting children to and from the proFosed use.
6. That the proposed use vaould adversely affect the adjoining land uses, and
would be detrimental to the peace, health, safety, and oeneral welfare uf the Citizens
of the City oi Ana~ieim.
~. That it would be extremely difficult to develop the balance of the property
to Code standards if subject petition were approved.
8. That four persons appeared repr~senting 16 persons in the Council Chamber, and
a petition signed by 47 persons was received, al] in opposition to subject petition.
