A RESOLUTION OF THE CITY PLANNING COh1MISSION OF THE CITY OF ANAHEIM
THAT PETITION FOR CONDITIONAL USE FERMIT 1189 BE PENIED
WHEREAS, the City Planning Commission of the City of Anaheim did receive a verified Petition for Con-
ditional Use Permit from HARMATZ AND SHOEMAKER IIJTERPRISES~ INCORPORATED~ 617 West 7th Street,
Los Angeles, California 90017, Owners; BRII~1T IIJTERPRISES, INCORPORATED, ROBERT E. OWENS,
16731 EAST ARROW HIGHWAY, AZUSA, CALIFORNIA 91702, Agent of certain real property situated
in the City of Anaheim, County of Orange, State of California, described as the North 253
feet of the East 125 feet of the Northwest quarter of the Northeast quarter of the North-
east quarter of Section 21, Township 4 South, Range 10 West, in the Rancho San Juan Cajon
de Santa Ana, as per map recorded in Book 51, page 10 of M`scellan~ous Maps, in the office
of the County Recorder of said Cour.ty. Said land is included within the area shown on a
Map filed for record in Book 10, page 44 of Parcel Maps in the office of the County Record-
er of said County.

WHEREAS, the City Plnnning Commission did hold a public heering at the City Hall in the City of Anaheim
on June 29, 1970, at 2:00 o'cloak P.M., notice of said public hearing having been duly given
as required by law and in accordence with the provisions of the Maheim Municipet code, Chapter 18.64, to hear
and consider evidence for and against said proposed conditional use and to investigate and make findings and
recommendations in connection therewith; and
WHEREAS, said Commission, after due inspectinn, investigation, and sludy made by itself and in its be-
half, and after due consideration of alI evidence and reports offered at seid hearing, does find and determine the
Eollowing facts:
1. That the proposed use is properly one for which a Conditional Use Permit is authorized by Code:
Section 18.37.020(C-8) to wit: establish a coin-operated carwash having both self-
service and automatic carwash facilities with accessory gas pumps on subject property.
2. That the prooosed use, if approved, wuuld establish a carwash and service
station operation in the center of a block which would be contrary to the service
station standards of the City of Anaheim.
3. Th2t the proposed ~se would have an adverse effect on the potential develop-
ment of the adjoining properties for commercial-recreation uses.
4. That the use is proposed as a 24-hour operation and would have a deleterious
effect on the single family residential uses to the north and west, due to the antici-
pated noise, traffic, and lighting problems.
5. That the proposed use would not be in hzrmony with adjaining land uses and
the tourist oriented uses already es:ablished in this general area.
6. That a higher and better land use could be proposed for the property which
would be inore compatible with the surrounding land uses and the General Plan.
7. That two persons representing commercial-recreation establishments in this
general area appeared to express concern regarding the proposed use; furthermore two
p?rsons appeared representi'rtg six persons present in the Council Chamber, and a petition
signed by 57 persons, as well as one letter were received, a11 in op?osition to subject
Netition.
