WHEREAS, the City Planning Commission of the City of Anahe:m did receive a verified Petition for Reclessifica-

"A" attached hereto and referred to herEin as though set iorth in full.

W:~EREAS, the City Planning Comrr~ission did hold a public hearing et the City Hall in the City of Aneheim on
June 29~ '.,1970, al 2:00 o'clock P,M. natice of said public hearing having been duly given es required by
lew and in accordance with the provisions of the Annheirti h7unicipel Code, rhapter 18.72, to hear end consider evidence
for end against said proposed reclassification and to investigate and make findings and recommendations in connection
therewith; and
lti'HEREAS, said Commission, aEter due inspection, investigetion, and study mede by itself and in its behalf, end
after due consideration oE all evidence and reports offered at said hearing, does find end determine the following facts:
1. That the petitioner proposes a reclassification of the above described property from the R-A, Agricultural,
Zone to the R-2-5000, Sinqle Fami~ys Zone.
2. That the proposed :eclassification is deemed low_mPdium density, and the General
Plan projects a park site in tt~is general area with low-medium density to the north and
east, the*efore since the propos~d reclassification is not in conformance with the General
Plan, its relationship to the Gene*al Plan will be considered at the next annual i•eview.

3. That the proposed reclessification ~f subject praperty is necessary and/or desirable for the orderly and pro-
per development of the community.
4. Thet the proposed reclassificatior. oE subject property does properly relate to the zones and their permitted
uses locelly established in close proximity to subject property and to the zones and their permitted uses generally esteb-
lished throughout the community.
5. Ihat the pror~osed reclassification oi subject property requires the dedication
and improvement o: abtitting streets in accordance with the Circulation C-lement of the General
Plan, due to the anticipated increase in traffic which will be generated by the intens~-
fication oF land use.
6. 'fhat the petitioner stipulated to providing sidewalk improvements adjacent to the
southeasterly lot o; the tract in order to provide a:.cess to the school to the south, said
property being a portian of the City park site.

~ NOIV, THEREFORE, BE IT RESOLVED thet the Aneheim City Planning Commission does hereby tecontcend
~ to the City Council of the City of Aneheim that su6ject Pcti?ion for ReclasaifIce~ion be approved and, by eo doing,
that Title 18-Zoning of the Aneheim Municipal Code be emended to exclude the above described property from the
R-A, Agricultural, Zone, and to incorporate said described property into the R-2-5000, O;ie
Family, 7_one, upon the following conditions which are hereby found to be a necessary pre-
requisite to the proposed use of subject prope_ty in order to preserve the safety and
general welfare of the Citizens of the City of Anaheim.
1. That a final tract rnap of s~tbject nroperty shall be submitted to and approved
by the City Council and then be recorded in the office of the Orange County Recorder.
2. That the owner of subject pz•operty shall pay to the City of Anaheim the sum
of $125 per singleWfamily unitY to be used for park and recreation purposes, said amount
to be paid at the time the buiiding permit is iss~~ed.
