WHEREAS, the City Plenning Commission did hold a public hearing at the City Hal] in the City cf Anaheim on
February 9~ 1970~ at 2;00 o'clock P.M., notice of said public hearing having been duly given as required by
law and in accordance with the provisions of the Anaheim M,unicipal code, Chapter 18.64, to hear and considi~r evidence
for and agair.st said proposed conditional use and to investigate and make find:ngs and recommendations in connection
therewith; and
WHEREAS, said Commission, after due inspection, investigation, and study made by itself and in its behalE, and
after due consideration of al] evidence and reports offered at said hearing, does find and detecmine the following facts:
1. Thet the proposed use is properly one for which a Conditional Use Permit is authorized by Code :
Section 18.64.020(2-b) to wit: establish a 12Q-bed nursing home and a 136-bed board and
care home for the eged, with waiver of:
SECTION 18.62 045(c) - Maximum area of a free-stanainq sictn. (20 square feet
permitted in the R-A Zone; 84 square feet proposed).
2. That the proposed use will not adversely affect the sdjoining land uses end the growth and d?velopment u(
the area in which itis proposed to be located.
3. That the size and shape of the site proposed for the use is adequate to allow the full devefopment of the
proposed use in a manner not detrim entat to the particular area nor to the peace, health, safety, and general welfare c,f
the Citizens of the City of Anaheim.
4. That the granting of the Conditional Use Permit under the conditions imposed, if nny, will not be jetrimental
to the peace, health, safety, and general welfare ot the Citizens of the City oF Anaheim.
5. That under the authority of Code: Section 18.64.07Q, waiver of the required 20--
square :oot sign to permit the ereciion of an 8a-sauare foot sign is hereby granted9 since
the proposed sign would be well within conformance requirements of a commercial zone.
6. That one person appeared representing the property owner io the north, requesting
some form of wall se~aration along the north and east property lines of subject property, to
reduce the possibility of elderl;~ residents of this facility from wanderin; onto a private
accessway used by trucks, and to prevent trucks from servicing subject property from the
stub street at the northeast ~orner of subjact property.

NOW, THEREFOi2E, BE IT RESOLVED that the Anaheim City Flonning Commiasion does hereby grant subject
Petition For Conditional Use Permit, upon the following conditions which are hereby found to be a necessery prerequisite
to the proposed use of the subject property in otder to preserve the safety end genere: welfere of the Citizens of the
City of Anaheim:
1. That this conditional use permit is granted subject to the completion of Reclassi-
fication No. 66-67-75, provided that street lighting facilities along La Palma Avenue shall be
installed as required by the Director of Public Utilities and in accordance with standard plans
and specifications on file in the office of the Director of Public Utilities, and that a bond
in an amount and form satisfactory to the City of Anaheim shall be posted with the City to

2. That the sidewalks, and driveNays, shall be installed along La Palma Avenue as re-
quired by the City Engineer and in acc~rdance with standard plans and specifications on file
in the office of the City Engineer.
3. That trash storage areas shall be provided in accordance with approved plans on file
with the office of the Director ~f Public Works.
4. That fire hydrants shall be installed as required and determined to be necessary by
the Chief of the Fire Department.
5. That a 6-foot masonry wall shall be constructed along the north and east property line~.
6. That subject property shall be served by underground utilities.
7. That a$300.00 cash bond shall be posted wiih the City of Anaheim to guarantee payment
of a proportionate share of the cost of constructing a modified cul-de~sac at the westerly
terminus of Glen Drive when the property to the north of subject property is developed.
8. I'hat Condition Nos. 2, 3, 4, 5, 6, and 7, above mentioned, shall be coinplied with
prior to final building and zoning inspections.
9. That subject property shall be developed substantially in accordance witt~ plans and
specifications on file with the City of Anaheim, marked Exhibit Nos. 1, 2y 3, and 4.
10. That the vehicular tu:n-around at the northeast corner of subject develo~mer.t shall
remain free and clear of all obstructions and parked vehicles at all times, and that "NO PARK-
ING" designations shall be painted on the paving in conspicuous locations in said turn-around
area.
