certain real property situated in the City of Anaheim, County of Orange, State of Caliiornia,

P.ugust lU~ 197C, at 2:00 o'clock P.M. notice of seid public hearing heving been duly given es required by
lew end in accordance with the provisions of the Aneheim Municipel Code, Chepter 18.72, to heer and consider evldence

14HEREAS, seid Commission, efter due inspection, investigetion, end study mede by itself end in fts behelf, and
eEter due consideretion of all evidence end reports offered at said hearing, does Eind end determine the Eollowing feets:
' l. Thet the petitioner proposes e reclessificetlon of the ebove described property from the R-H~ Agricultural,
'Lone to the R-3, Multiple-Family Residential, Zone.
2. That the proposed reclassification is in conformance with the Generai Plan.
3. Thet the preposed reclassificetion of subject property is neceasary end/or desiroble (o: tFe ordedy end pro-
pet development oE the communtty.
4. Thet !he proposed reclessiflcetion of subjec! property doea properly relete to the zones and their pertnitted
usee locelly esteblished in close ptoximity to sobject property and to the zones end their permitted uses generally estab-
lished throughout the community.
5. That th? proposed reclassification of subject property does not require dedication
for street purposes, but does require improvement of abutting streets in accordance with
the Circulation Element of the General Plan, due to the anticipated increase in traffic which
will be generated by the intensification of land uses.

NOW, '~EREFORE, BE IT RESOLVED that the Aneheim City pl~antng Commisaion doea herehy recommend
to the City Council of the City of Anaheim thnt aubject Pet~tlon for ReclaselUcatioa be approveA and, by so dotng,
thet T"Ie 1&Zoning oE the A~iaheim Municlpel Code be amended to exclude t6e ~Mve deacribed property f~om the
f~ ., Hy icultural, Zone and to incorporate said described property into t:e R-3, Multiple-
Family Residential, Zone, upon the following conditions which are hereby tpund to be a nec-
essary prerequisite to the proposed use of s~ibject property in order t~ pres~rve the safety
and general welfare of the Citizens of the City of Anaheim.
1. That all engineering requirements of the City of Anaheim along ~all Road, including
preparation of improvement plans and installation of all improvements, such as curbs and
gutters, sidewalks, street grading and paving, cirair.age faci'_ities, or other appurtenant
work shall be complied with as required by the ';lty Engineer and in eccordance with standard
plans and specifications on file in the offir.e of the C?ty Engineer; that a bond ir, an amount
and form satisfactory to the City of Anaheim si:all be posted with the City to guarantee the
installation of the above mentioned requireme~t,
2• That trash sturage areas shall be F:o•~ided in accordance with approved plans on file
with the office of the Dixector of Public .7crks.
3. Th~t fire hydrants shall be inst-,1!ed as :eyuired and determined to be necessary by
the Chief of the Fire Department.
4. That a 6-foot masonry v~all sha ~~e constructed along the north and east property
lines arci tnat a bond in an amount an~ ~rrr~ satisfactory to the City of Anaf.~im shall be
posted to insure installation of said ..'.1 within tti•:o years.
5. That all air-conditioning fac~.;ities shall te properly shielded from view, and the
sound buffered from adjacent residences.
6. That subject property shall be served by undergro~nd utilities.
~. That the owner of subject property shall pay to the City of Anaheim the svm of $75
per multiple-f~,mily unit, to be used for park and recreation purposes, said amount to be paid
at the time the building ~,Frmit is issued.
8. Piior to the introduction of an ordinance zezoning suUjec' property, Condition No. l,
above rnent:oned, shall be comrleted. The provisions or rights granted by this resolution
shall become null and void by action of the City Council unless said corditions are complied
with within or,e year from the date hereof, or such further time as the City Council may grant
