PC70-1~I8 A RESOLUTION OF THE CITY PLANNING COMMISSIQN OF THE CITY OF ANAHEIM RECOMMENDING TO THE CITY COUNCIL OF THE CITY OF ANAHEIM THAT PETITION FOR RECLASSIFICATION N0. ~~'~1'8 BE APPROVED WHEREAS, the City Pianning Commission of the City of Aneheim did recelve a verified Petition for Reclassifice- tionfrom PIERCE C. OMMANNEY, 1027 Wesi: La Palma Avenue, Anaheim, California 92801, Owner of certain real property situated in the City of Anaheim, County of Orange, State of California, ~ described in Exhibit "A" attached hereto and referred to herein as though set forth in full. ; and ~ WHEREAS, the City Planning Commission did hold a public hearing et the City Hell in the City of Aneheim on Augus t 1G, 1970, at 2:00 o'clock P.M. notice of s6id public hearing having been duly given es required by lew and in accordance with the provisions of the Aneheim Municipel Code, Chepter 18.72, to hear and consider evidence for and ageinst said proposed ~eclassificetion and to investigatE and make findings and recommendetions in connection therewith; and WHEREAS, said Commission, after due inspection, investigation, end study made by itself end in its behelf, and efter due consideretion of ell evidence end reports offered et seid hearing, does find end determine the following fects: 1. That the pe;itioner proposes a reclassificetion of the abova described p~operty from the R-A~ AgriCUltural, and C-1, General Commercial, Zones (restricted to business and professibnal offices) to the C-1, General Comnercial, Zone. 2. That the scope o° the proposed reclassification, zf approved, does not warrant an amendment to the General Plan at the preser,t time; however, its relationship to the General Plan symboi will be considered at tt~e next annual review. 3. That the proposed reclassiEication of subject property is necessary and/or desireble for the order]y end pro- per development of the community. 4. '~~,_ -_-'°--•- , ~ . a~ ' ~ ~ ' .~. ~~C NOW, '1'[;EREFORE, BE IT RESOLVED thet the Anaheim City Plmning Commissioa does hereby recommend to the City Council of the City of Anaheim that aubject Petitioa for Reclassi$caEion be approved end, by so doing, that Tide 1&Zoning of the Aneheim Municipa! Code be ameaded to exclude the ebove deacribed property from the R-A, Agricultural, and C-1, General Commercial, Zone artd to incorporate said described property into the C-1, General Commercial, Zone, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of subject property in order to preserve the safety and genera: welfare of the Citizens of the City of Anaheim. 1. That trash storage areas shall be provided in accordance with approved plans on file with the office of the Director of Public Works. 2. That a 6-foot masonry wall shall be constructed along the west property line. 3. That all air-conditioning facilities shall be properly shielded from view, and the sound buffered from adjacent residences. 4. That any parking area lighting proposed shall be down-lighting of a maximum height of 6-feet, which lighting shall be directed away from the property lines to protect the residential integrity of the area. 5. That a parcel map to record th? approved division of subject property be submitted to and approved by the City of Anaheim and then be recorded in the office of the Orange County Recorder. 6. That Condition No. 5, above mentioned, shall be complied with prior to the commence- ment of the activity authorized under this r~~~lution, or prior to the time that the build- ing permit is issued, or within a period o; ~ year from the date hereof, whichever occurs first, or such further time as the City Cour. may grant. 7. That Condition Nos. 1, 2, 3, and 4, above mentioned, shall be complied with prior to final building and zoning ins~ections.
