`t , WHEREAS, the City Planning Coramission af the City of Anaheim d'.d receive a verified Petition for Con-
r ditional Use Permit from PIERCE Co OMMANNEY, 1027 West La Palma Avenue, Anaheim, California
92801, Owner of certain real property situated in the City of Anaheim, County of Orange,
State of California, described i.n Exhibit "A" attached hereto and referred to herein as
, though set forth in full.

~ WHEREAS, the City Pls,nning Commission did hold a public hearing at the City Hell in the City of Anaheim
' on Augus t 10, 1970, et 2:00 o'clock P.M., notice of seid public hearing having been duly given
as required by :aw and in accordance with the provisions of the Maheim Municipal code, Chepter 18.64, to hear
and consider evidence for and against seid proposed conditional use end to investigete and make ~indings and
recommendations in connection therewith; end
~ WHEREAS, seid Commission, efter due inspection, investigetion, and study mede Ey itselt and in its bc
half, and efter due consideration of all evidence end reports ofEered at seid hearing, does find and dete~rmine the
" following facts:
1, Thet the proposed use is properly one for which a Conditionel Use Permit is authorized by Code:
Section 18.6d.020(1-f) to wit: expand an existing ps~choligical guidance center to
encompass certain remedial educational facilities on Parcel Nos. 1, 2, 3; and 4, with
waivers uf:
a. S ECTION 18.40.070(~-a-1~ - Minimum required buildinq setback adiacent
to an arterial hiohwav. (10 feet required;
3 feet proposed).
b. SECTIOD! 18.62.090(B-2) - Minimum siqn elevation. 8 feet required;
0 feet proposed).
2. That under the authority of Sect`.on 18.64.070, waiver of 1-a, above mentioned,
is granted to permit an addition to an existing structure to within 3 feet of the front
property line.
3. That under the authority of Section 18.64.070, waiver of 1-b, above mentioned,
is granted on the basis that the signing will be pazt of an existing wall that is
proposed to be er.tended along side of the oroperty adjacent to Leisiare Court.
4. That th? proposed use will not adversely affect the adjoining land uses and the
groivth and development of the area in whicti it is proposed to be located.
5. That the size and shape of the sit= proposed for the use is adequate to allow the
full development of the proposed use in a c~anner not detrimental to the particular area
nor to the peace, health, safety, and genez~l welfare of the Citizens of the City of
Anaheim.
6. That the gianting of the Conditional Use Permit undex the conditions imposed, if
any, will not be detrimental to tne peace, health, safety, and generai welfare of the
Citizens of the City of Anaheim.
