fects:
1. Th~t the petltioner requeats a variance Irom the Anahelm Municipal Code as foi lo~vs, to cons truct a
two-story, 6-unit apartment complex:

2. Ttiat waiver 1-a, abuve mentioned, is aranted onlyas itapplies to the R-A property
to the northeast, since said property already has two dwelling units estab;istied on it, and
two-story construction exists adjacent to said property.
3. Ttiat waiver ]-b, above mentiored, is denied on the basis that redesig~ of the proposcrJ
development could eliminate said waiver, and would olace the development into more harmony
with the adjoining properties.
4. That the applican: stipulated to constructina a 6-foot masonry wall alon9 the south
boundary of subject property.
5. That tf~ere are exceptional or extraordinary ci~c~.irstances oi• conditions applicable
to the property involved or to the int~nded use, as approved, of thP property that do not
apply generally to the propezty or class of uce in the samA vicinitv and zone.
6. rhat the requested variance, as approved, will not be materially detrimen:al ta the
public wslfare ur injurioue to the property or improvements in such vicinity and zone in which
th? ~roperty is located.
7. That the r~quested var:ance, as approved, is necessary for the preservation and enjoy-

8. That ttiree persons appeared, representing six persons prese;~t in the Council Chamber,
in opposition; and that a petition signed by 52 persons was received also in opposition.

NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Plenning Commission does hereby grant~subject
Petition for Variance, upon the Eollowing condition, which are hereby found to be a necessary prerequisite to the pro-
posed use of the subject property in order to preserve the safety and general welfare of the Citizer.s of the City of
Anaheim.
1. That the owner of subject property shall pay to the C~ty of Anaheim the sum of $2.00
per front foot along Cambridge Street, for street li9hting purposes.
2. That the owner df subject property shall pay to the City of Anaheim the sum of 15~ per
front foot along Cambridge Street, for tree planting purposes.
3. That the driveways shall be installed along Cambridge Street as required by the City
Engineer and in accordance with standard plans and specifications on file in the office of the
City Engineer.
'. That trash storage areas shall be provided in accordance with aporoved plans on file
with the office of the Director of Public Works.
5. That the owner of sub,ject property shal.l pay to the City of Anaheim th? sum of $7F per
multiple-family unit, to be used for park and recreation puiooses, said amount to be paid at
the ti e the building permit is issued.
~. That fire hydrants shall be installed as required and determined to be necessary by
the Chief of the Fire Department.
7. That all air-conditioning faeilities shall be properly shielded from view, and the
sound buffered from adjacent residential uses.
8. Thai subject property shall be served by underground utilities.
9. That a 6-foot masonry wall shall be constructed along the south property line.
10. T'r,at subject property shall be developed substantially in accordance with plans and
specifications on file with the City of Anahea.m, marked Exhibit Pdos. 1, and 2, provided, ho~-
ever, that one-story construci;ion be maintained within 150 feet of R-1 property and that the
setback shall conform to Code requirements.
11. That Condition Nos. 1, and 2, above mentioned, shali be complied with prinr to the
commencement of the activity authorized under tt~is resolution, or prio.r to the time that the
building permit is issued, or within a period of one year from the date hereof, ~vhichever
occurs first, or such further time as the Planning Commission rtiay grant.
12. That Condition Nos. 3, 4, 6, 7, 8, 9, and 10, above mentioned, shall be complied
with prior to final building and zoning inspections.
