A RESOLUTION OF THE CITY PLANNING COMMISSION OF THE CITY OF raIVAHEIM

WHEREAS, the City Plaaning l:ommission of the City of Anaheim did initiate a verified Petition
for Reclassification on certain real property situated in the City of Anaheim, County of
Orange, State of California, described in Exhibit "A" attached hereto and referred to
herein as though set forth in full.
; and
WHEREAS, the City Plenning Commission did hold a public tieering at the City Hall in the City o( Aneheim
on Sept. 21, 197~, at 2:00 o'clock P.M. notice of seid public hearing heving been duly given ~s required by
law and in eccordance with the proviaions of the Anaheim Municipel Code, Chapter 18.72, to hear end censider
evidence for end against said proposed reclassiEication and to investigate ondmoke findings endrecommendatians
in connection therewith; and
WHEREAS, said Commission, after due innpection, investigetion, end study made by itself and in its bo-
half, and aEter due consideretion of all evidence and reportr otfered at soid hearing, does find and determine the
(ollowing fects:
1. Thetthe petitioner proposes a reclassification of tlie above described property
from the County of Oranye M1-10,000, Light Industrial District to the City of
Anatieim, M1, LTGIiT INDUSTRIAL ZONE for property known as the Orangethorpe-
LaPalma Annexation.
2. That tl~e proposed reclassification is i~i conformance with tlie General Plan.
3. Tnat the proposed reclassification of subject pz•eparty is necessary and/or
d?sirable for the orderly and proper development of tlie comrnunity.
9. That the proposed reclassification of ;ubject propErty does properly relate
to the zones and their permitted uses locally established in close proximity to
subject property and to the zones and their permitted uses generally established
i:h~roughout the community.
5. That the proposed reclassification of subject prop~rty reyuires tfie dedication
and improvement of abutting s*reets in accordance with trie Circulation Element of
the General Plan, due to the anticipated increase in traffic which will be
generated by the intensification of land use.

N~W, TI3EREFORE, BE IT RESOLVED that the Anaheim City Plenninb Commission daes hereb~ recommend
to the City Council oE the City ot Meheim that aubject Petltion for ReclaeslEice~ion be approved end, by so doing,
that TiUe 18-Zoning of the Anaheim N{uuiclpsl Code be omended to exclude the ebove described property from the
County of Orange M1-10,000 Light Industrial District and to incorporate said described
property into the City of Anat~eim M-1,Light Ir~dustrial, Zore upon tfie following conditions
which are hereby found to be a necessary prerequisite to the proposed use of subject
prop?rty in order tc+ pzeserve the safety and qeneral welfar~~ uf thF Citizens of the City
of Anafieim:
1. That dedication shall be made to the City oF Anaheim on ali streets within the area
according to the Circulation Flement of tl~e General Plan - Highway Riqhts-of-UJoy h1ap, prior
to the adoption of ordinances rezoning the prop?rties.
2 That all enoineering requirements of i:ne City of Anaheim such as curbs and gutters,
sidewalks, street grading and paving, drainage facilities, or othar appurtenant work shall
be complied with as required by the City Engineer, and in accor~ance witfi standard plans
and specificatinns on file in the office of the City L-ngineer, at t:~e time the property is
develnped.
3. That the owner of subject p;operties shal] install street liyliting on all streets
within tiie area, as required by tl~e Director o' Publi:: Utilitie, and in accordance with
standard plans and specificatinns on file :n ihe office of the Dircctor of Publ;c Utilities.
at tt~:e time the property is developed.
4. That a Preliminary I'itle Report siial! be furn;s!~ed prior to the adoption of an
ordinance rez~ning the proo~arty, showing leqal vestina of tiile, legal description. and
co~taining a map of the property.
5. That ordinar.ces reclassifyiny the property sf:all be adopt~=d ::~ cach parcel is
ready to comply with the conditions pertaininq to such parr.el; provid~_d, 'iowever, that the
x~ord "parcel" shall mean presently existing parcels of record, or any parc~_] or parcels
approved by tt~e City Council for a lot spl:t.
6. That plans for tne developmei~t of subject proper:y sl~all be ,ubmitted to and
approved by the Development Review Committee o{ tne Devc~lopnr:nt Services Uepartme~t on the
t~asis of comaatibility of development, both structi~rally and orct~it.ecturally.
