MUNICIPAL CADE RELATIVE TO PLANNED RESIDEPJTIAL DEVELOFMENTS A'JD IIUMPER OF
N~AIIJ STRUCTURES PERMITTED OM A MULTIPL~ FAM~ILY RESIDEh1IIAL ZOIdED PA~CEL
WHEREAS, upon analysis of zoning actions during a six-year period irom January,
1964 through December, 1969 a total of 45 zoning actions dealinq with planned resi-
dential developments and the number of main structures permitted to be deveioped on
a multiple-family residential zr;~ned parcel of land has been considered; and
WHEREAS, one of the requested zoning actions were specifically denied by either
the Planning Commission or Ci4y Council because of the number of main resic~ential
buildings proposed on a site; and
WHEREAS, the Planning Comm:ssion directed that the p:oposed amendrnents be set
for public hearing; and
WHEREAS, the City Planning Commission diC ho.ld a oublic hearing at the City
Ha11 in the City of Anaheim on February 9, 1970, at 2:Q0 0'clock P.'~;., notice of said
~ublic hearing having t~een duly given as required by law and in accordance with the
provisions of the Anaheim N~nicipa] Code, Chapter 18.64, to hear and consider evidence
for and against said prop4sed Code Amendments and to investiqate and ma}e finciings and
recommendations in connection therewith; and
WHERC-AS, said Commission, after due inspection, investiaation, and study made by
itself and in its behalf, and after due consideration of all evidence and reports
offered at said hearing, does find and determine the followinq facts:
).. That Title 18 of the Anaheim Municipal Code restricts the number of main
structures permitted on a multiple-far.iily residential site, and would re-
quire the filing and approval of a variance or conditional use permit to
construct more thar, two main structures on a site.
~. That in all of the petitions requesting vaaiver oi this requirement the
Planning Commission and City Council granted said waiver.
3. That in order to reduce the number of variance requests presently beinca
processed to grant waiver of the number of main structures permitted on
a multiple-family residential site, eince all such ;vaivers have been
oranted in the oast, deletio~ of reference to the number of permitted
main structures in the R-2, and R-3, hiultiple-Family Residential, Zones
is deemed advisable.
~. That Section 18.08.605 of the Definition Section resers erroneously to
Sectio~ lE„~5, v~hereas the Planr,ed Residential Development conr_ept was
adopted by Cir,y Council Resolution IJo. 64R-861, Exhibit "A"; and, there-
fore, the llefinition Section a;orestated should be amended to reflect
said resolution rather than Section 18.65 whir.h has never b: adopted by
ordinance.
5. Thot in order to still provide for standards in the event developers d?sire
to develop planned residential developments, these should be permitted by
approval of a Conditional Use Permit in the R-E, R-0, R-l, R-?_, and R-3,
Zo~~es for dEVelopment in accordar~ce with the standaxds and provisions of
Resolution IJo. 64R-8o1, Exhibit "A".
